CONTENT REQUIREMENTS

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

1. 2-06.4.7.A.8.c - Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included. With the addition of the gate and the removal of the site wall between this parcel and the one to the east this site is now considered and expansion of the parcel to the east. Depending on the percent of expansion the parcel to the east may be require to bring the site up to current code for vehicle parking, pedestrian circulation, loading and landscaping.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2. 2-06.4.9.H.5 - Provide a width dimension for the proposed gate that provides access to 21st Street. Minimum width is 20'-0"

3. 2-06.4.9.R - Per 2012 IBC Chapter 11 and the ICC A117.1-2009 an accessible route is required from the proposed building to the sidewalk in the street. Clearly show this accessible route on the plan. The proposed stairs shown under keynote 4 do not meet this requirement. Per TSM 7-01.4.2 this route must be physically separated from the PAALS and access lanes.

4. 2-06.4.9.R - There appears to be an error in keynote 4, the stairs are called out to be "6'-4" high".

Once the above comments are addressed Zoning is willing to provide an over the counter review. Call or email to schedule an appointment for this review.
