Millicent Trail Grading Plan, Lots 1 -160, Common Areas A - E and Block 1 TRANSMITTAL DATE: September 16, 2014 DUE DATE: October 7, 2014 COMMENTS: Zoning has reviewed the grading plan for lots 1 - 160 for compliance with the approved tentative plat dated May 5, 2014. While the grading plan complies with the approved tentative plat zoning cannot approve the plan at this time. Once the plan is approved the by Engineering and Landscape reviewers zoning will approve the grading plan sign the grading plan sheets. Address the following zoning comments related to the grading and tentative plat. 01. Clarify if the overall grading of the site is being phased. If so a phased grading plan is required. A temporary turn-around or hammer head or barriers will be required by lot 38. 02. If the grading is to be phased the tentative plat will have to be revised and demonstrate compliance with development (Zoning) criteria for each phase. 03. Include a copy of the sheets related to the tortoise mitigation and details with the next submittal of the grading plan. The sheets will become a part of the grading plan package. Revise the sheet index on the cover sheet. 04. Zoning will review the grading plan on the next submittal and evaluate the grading plan along with the Tortoise Mitigation plan to ensure compliance. 05. Additional comments may be forthcoming based on the response to the zoning comments and any changes to the grading plan. There are places throughout the plans where the proposed work is not clearly specified. Please review all sheets to ensure all work is clearly described. For example: a. Detail 5 sheet 13: show how wall and riprap meet existing grade in channel. b. On sheet 3 along lots 1-4 the symbol used is listed in the legend as dumped or grouted rip-rap as noted. No notation is apparent on the plan sheets. c. For detail 2 on sheet 13, show how the surface of the rip rap will relate to the adjacent ground for the 2-foot extension beyond the toe of the slope. d. Clearly specify the erosion control measures for the storm drain outlets. 3. Show how traffic will be prevented from driving beyond the end of the street where Rincon Knolls Loop terminates. |
