10/13/2014 | DAVID RIVERA | ZONING | REVIEW | Reqs Change | FROM: David Rivera Principal Planner PROJECT: DP14-0144 350 E Congress Street Plaza Central - Greyhound (Revised DP) TRANSMITTAL DATE: October 13, 2014 DUE DATE: October 28, 2014 COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is August 28, 2015. ********************************************************************* 01. FOLLOW UP TO PREVIOUS COMMENT 1. The RND case was also assigned a separate case number, T14SA0271. List this case number in the lower right corner next to the title bloc of all plan sheets. 2-06.3.12 - An index of sheets in the development package shall be provided on the first sheet. PREVIOUS COMMENT 01. On the sheet index text block located on the cover sheet, list the landscape sheet numbers with the actual sheet number i.e., L-1 should be 6; L-2 should be 7 etc. ********************************************************************* 02. FOLLOW UP TO PREVIOUS COMMENT 3. The RND case was also assigned a separate PDSD case number, T14SA0271. List this case number in the lower right corner next to the title block of all plan sheets and in General note 18. The conditions of the RND case must be demonstrated on the development package. The conditions of approval that have to be demonstrated on the DP Site plans sheets are condition one (1) and Two (2). Copies of the RND approved and stamped sheets must be included in the Development package. The RND sheets must be listed in the sheet index on sheet one (1) and paginated. For ease of inclusion into the DP, it's is suggested that the RND sheet(s) be added as the last sheet(s) and listed as such in the sheet index. 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. PREVIOUS COMMENT 03. This project has been assigned the DP case number DP14-0144. List the case number in the lower right corner of all plan sheets. List the DRB case number as a general note along with date of approval and any conditions if applicable as well as listing in the lower right corner of all plan sheets. ********************************************************************* COMMENT 03. The remaining comments are minor and can be reviewed over the counter with an appointment. If the applicant wishes to have the plans reviewed over the counter by the zoning reviewer, call in advance to set up an appointment. ********************************************************************* If you have any questions about this transmittal, please call David Rivera, (520) 791-5608.
