04/04/2016 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | FROM: Steve Shields Principal Planner PROJECT: DP14-0119 238 N. 4th Avenue Development Package - Food Service Use (Restaurant) TRANSMITTAL DATE: April 4, 2016 DUE DATE: April 8, 2016 COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. This plan has been reviewed for compliance with the Development Package Standards listed in section 2-06 of the City of Tucson Administrative Manual. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC). Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is July 3, 2015. 1. 2-06.4.9.H.5.b - It does not appear that the vehicle parking space calculation is correct. Based on the square footage provided on the plan for all structures and outdoor seating areas the total number that should be used is 5,128 or 51 vehicle parking spaces required. As the 5,128 square footage differs from what was shown on the plan submitted for the IID review the plans may need to be reviewed by the IID. Contact Carolyn Laurie. 2. 2-06.4.9.H.5.d - It does not appear that the bicycle parking space calculation is correct. Based on the square footage provided on the plan for all structures and outdoor seating areas the total number that should be used is 5,128 or 3 short term spaces required. As the 5,128 square footage differs from what was shown on the plan submitted for the IID review the plans may need to be reviewed by the IID. Contact Carolyn Laurie. If you have any questions about this transmittal, please Steve Shields, (520) 837-4956 or Steve.Shields@tucsonaz.gov RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised development package |
04/06/2016 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Comment not addressed; there is no mention of backflow protection on the drawings. [Initial comment: Reduced pressure backflow prevention assemblies are required to be installed directly after the water meter for buildings that have food service facilities. Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, http://cms3.tucsonaz.gov/sites/default/files/water/docs/backflow-ordinance.pdf] 2. Comment not resolved; the drawings only indicate a 1" water service pipe being installed, not a different water meter as indicated in the response to the comments. [Initial comment: Tucson Water limits a 5/8" meter to a maximum demand of 15 GPM. Calculate the expected water demand for the proposed buildings and determine the size of the required water meter.] |
04/08/2016 | PGEHLEN1 | ENV SVCS | REVIEW | Reqs Change | Trish, The City of Tucson - Environmental Services Department (ES) has completed our review of the Development Package for the Box Yard facility proposed at 238 N. 4th Avenue. The Development Package plans shall be revised to incorporate the following: •IID Note No. 2 states that the enclosure is to be constructed to UDC standards. However, the double enclosure shown on Sheet 4 of 6 does not meet ES standards. However, ES will allow the non-compliant enclosure as the Box Yard site is within the IID and the waste containers will be rolled out of the enclosure to Hoff Avenue. Remove the 1.33 foot by 2 foot column in the center of the gates to allow easier access for rolling the containers out of the enclosure. The gates should be revised (enlarged) to cover the entire opening on the east side of the enclosure. If this revision results in the open gates extending into the alley, the enclosure can be moved west the necessary distance to not have this happen. •The Development Package stated that the containers will be rolled out of the enclosure to Hoff Avenue for pick-up by the refuse truck. To provide for ease in container rolling and servicing, the grading should be revised to a grade of 0.5 percent in any direction. •There is an overhead electric line located along the north edge of the enclosure and apron. Move the enclosure to the south so that the overhead line is not over the apron in accordance with TSM 8-01.5.3.B. •State in General Note No. 20 that the recycling container will also be serviced once per week. Please let me know if there are any questions concerning this review. Thomas G. Ryan, P. E. City of Tucson - Environmental Services Department |
