SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package, Hydrologic/Hydraulic Report (Tetra Tech, Inc., 05DEC12), Addendum to Geotechnical Engineering Report (Terracon, 18SEP13), Floodplain Use Permit (T14OT01041) and Stormwater Pollution Prevention Plan (Arcadis, APR14). Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the following link for further clarification:

15) Restated: AM Sec.2-06.4.8.I: Revise the development plan package to include the floodplain information, including the 100 year water surface elevation in plan view. It is acknowledged that the new floodplain limits have been added to the plan however the WSEL could not be located, revise.

16) Restated: AM Sec.2-06.4.9.H.1: Revise the development plan package to label and dimension the proposed driveway setbacks from the MS&R street intersection per Chapter 25 of the Tucson Code Sec.25-38 and the Tucson Access Management Guidelines (TAMG). Sheet 8 shows a new driveway apron located along the east property line that does not appear to meet the 80-foot setback from South Nogales Highway as required per the MS&R plan and TAMG, revise.

17) Restated: AM Sec.2-06.4.9.H.1: Revise the development plan package to label the required vertical curbing for the proposed curb returns within the right-of-way for the driveway entrance. Provide a Keynote or detail for the required vertical curbing to meet the minimum requirements of PC/COT Standard Details for Public Improvements. It is acknowledged that the vertical curbing has been labeled in the right-of-way however the curb returns from the right-of-way to the onsite driveway still need to be clearly labeled as vertical or concrete headers, revise.
