Hoff Ave.-TOFOY Block Development Package - Site Review for Change of Use Full Code Compliance Retail to Bar / Restaurant Use TRANSMITTAL DATE: June 4, 2014 DUE DATE: June 25, 2014 COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the UDC and Administrative and Technical Standards were addressed. Per my Meeting with John Price on June 5th, 2014, I discussed the items that needed to be addressed before zoning could approve the DP. The following comments are related to the latest revision to the plans and follow up comments to some of the last round of zoning comments. These comments are minor and can be reviewed by zoning over the counter with an appointment once the plans have been revised. This option is available assuming the plans are not required to be re-submitted due to other reviewer's request or remaining comments. Follow Up Comment: Correct all the typos redlined under the B of A text block. See sheet 1 of 5. The B. of A. verbiage shall match the verbiage on the notice of decision letter dated April 30, 2014. The notice of decision letter includes the word TOPHOY as written on the application. However, on the title block of the plan sheets the word is spelled TOFOY. This discrepancy has been brought to the attention of the PDSD Zoning Administration and as a result of the inconsistency in the spelling Russlyn Wells has directed Mark Castro to revise the cover sheet of the B. of A. decision letter. I was given to understand that this does not require any additional process. If you have any questions related to this item or need a copy of the corrected cover sheet of the letter contact Russlyn Wells at PDSD 837-4948. 2. Follow-up to previous comment 8: This comment is still applicable and must be addressed once the application has been accepted for processing and final decision is made. A general note with the application case number, date of approval, and list of conditions must be added to the cover sheet of the development package. (It is acknowledged that an application to the B of A has been submitted prior to this round of comments.) _________________________________________________ Follow up comment: a. There is still some inconsistency in the proposed parking tabulation and building areas & heights Tables. Review and revise all the tables for consistency. On the floor plan, ensure that the names of the uses are consistent with the revised tables. b. Dimension and label the outside patio. Per the building areas and heights table the patio is to be 625 square feet. C. Add a keynote stating that no additional dining or patio area is allowed in the landscape area as shown on the DP site plan. (FYI: any additional patio area expansion will require approval and possible loss of the current B of A approval and a new B of A variances approval required.) 4. Follow-up to comment 10: Create a use table that is accurate with all the proposed uses if different than what is listed under the Building Areas and Heights tables/text block. If the purpose of the Building Areas and Heights table/text block is just for verifying the overall square footage and to verify any expansion, remove the USE heading or rename it to EXISTING USE. The requested USE table must match the uses listed in the Parking Tabulation table and include the building square footage occupied by each use. _________________________________________________ Follow up comment. The combo form must be completed by the Pima County Assessor's office before zoning can approve the DP. 6. Follow-up to comment 12: The response memo does not address or respond to the comment related to the lot combo. Provide follow up information related to the lot combo. The project can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that where made and references the exact location on the plan where the revisions were made: Development Package: 1. Submit a Floodplain Use Permit application for the proposed improvements. The FUP application shall include an appraisal of the improved building(s) value and the contractors estimate for the work being proposed including labor and material (A.M. 2-06.4.7.B.2.a). 2. Show all existing storm drainage facilities on or adjacent to the site (A.M. 2-06.4.8.F). 3. Provide the regulatory floodplain 100-year water surface elevations as required by (A.M. 2-06.4.8.I). Please be advised that the floodplain limits and water surface elevations need to be certified by the stamp of a registered civil engineer.
