SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package, Drainage Report (The WLB Group, 15OCT13, revised 28APR14), Geotechnical Investigation (Speedie and Associates, 17DEC13), Declaration of Establishments of Covenant and Reservations and Title Report. Engineering Division recommends approval of the Development Plan Package at this time.

The following items need to be addressed prior to the Final Building Permit approval:

SITE PLAN:

1) Restated: AM Sec.2-06.4.9.L: It is acknowledged that a Declaration of Establishments of Covenant and Reservations for the property was submitted and will be signed, notarized and recorded by QuikTrip after approval of the development plan package per their leasing/owner agreements. A hold will be placed on the building plan approval until the SEQ # for this document is submitted to PDSD.

2) AM Sec.2-06.4.9.L: It is acknowledged that a pedestrian easement for the public sidewalk within the ADOT right-of-way will be recorded by QuikTrip after approval of the development plan package per their leasing/owner agreements. A hold will be placed on the building plan approval until the SEQ # for this easement is submitted to PDSD.
