This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 23, 2014.

1. The Zoning Review Section approves the development package for this project. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development package to verify that those changes do not affect any zoning requirements.

The subject submittal has been reviewed. The Drainage Statement is acceptable and it is hereby approved. The Development Package can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location on the Development Package where the revisions were made:


Development Package:

1. The right of way dedication shall be processed under a separate instrument and it shall be shown on the site plan as the existing right of way with the dedication recordation information (A.M. 2-06.4.9.I). TDOT shall determine if the proposed dedication width is acceptable. Additionally, provide the new lot line bearing and dimension (A.M. 2-06.4.9.A).
2. The western driveway encroaches on the adjacent parcel and it does not conform to the setback requirements. Modify the western entrance location and width in accordance with Chapter 25 of the Tucson Code.
3. Include the Special exception conditions on the Development Package and indicate graphically, where possible, compliance with conditions of Special Exception (A.M. 2-06.4.9.U).
