COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 19, 2014.

2-06.4.0 CONTENT REQUIREMENTS

COMMENT: The Zoning Review Section approves the development package for this project. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised development package to verify that those changes do not affect any zoning requirements.

06/25/2014 PGEHLEN1 COT NON-DSD ENVIRONMENTAL SERVICES Reqs Change The submittal has been reviewed on behalf of Environmental Services and is denied. As a result of several discussions regarding the collection service, the applicant was sent an email on 4/15/14 describing the requirements of the enclosure and its use adjacent to the alley. Please address the following outstanding items:

The email stated the concrete pad should slope no more than 0.2% in any direction and shall be constructed with the concrete thickness and reinforcement as shown in the Figures in TSM Section 8. The concrete pad should extend at least 13 feet into the alley and be the normal width associated with the enclosures. Ensure the pad is flush with the adjoining grades. The plans show the 13 feet, but there are no spot grades or slopes shown on the portion extended into the alley. Also, the slope shown within the enclosure is 1 percent. Please revise the plans to comply with the comment.
The email required 20 ft. clear interior dimension without the center wall or support to limit the overall dimensions of the enclosure. The comment response letter states the 20 ft. clear space is provided, however the detail for the enclosure calls out only 16.67 feet clear area within the enclosure. Please revise the plans to provide 20 ft. clear space within the enclosure.
The email required the gates to open 180 degrees. The gates shown on the provided detail do not open 180 degrees, but only to 90 degrees.
Because the enclosure provided is not per the standard details as shown in TSM Section 8, a TSMR will be required.
