COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

The review comments include the actual standard first with the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed. 1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 19, 2014.

2-06.4.0 CONTENT REQUIREMENTS

2-06.4.2.B - A brief legal description and a statement as to whether the project is a resubdivision are to be provided. On resubdivisions, provide the recording information of the existing subdivision plat;

1. COMMENT: Provide a statement that this is a resubdivision of University Heights Lots 14, 15 & 16 within the title block on all sheets.

2-06.4.2.C - The number of proposed lots and common areas are to be noted. If the subdivision is a Flexible Lot Development (FLD), a condominium, or a similar type of residential subdivision utilizing special provisions of the UDC, it shall be so noted;

2. COMMENT: Provide the number of lots and common areas within the title block on all sheets.

2-06.4.9.C - If the project has common areas, label each common area individually with a separate letter designation. Enclose with a solid line each common area, private street, etc., that will have separate restrictions, a separate homeowners' association, or any common area that is separated by a public right-of-way.

3. COMMENT: Provide a copy of the proposed CC&Rs so that cross access, maintenance of common areas and insurances and be verified.

The Pima County Regional Wastewater Reclamation Department hereby approves the above referenced submittal of the Development Plan.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating, or engaging in any activity which may cause or contribute to air pollution. 03/27/2014 PGEHLEN1 ENV SVCS REVIEW Reqs Change The second submittal has been reviewed on behalf of ESD. Please address the following comments on the next submittal:
1. Per TSM Section 8-01.5.1A, new projects consisting of six to twenty four units shall provide centralized on-site solid waste and recycle collection service access within the tract. Utilization of individual containers (APCs) requires approval by ES on a case by case basis. Per TSM Section 8-01.4.0G, the use of APC's for multi-family, commercial, or industrial development requires prior approval from ES. Typically the case for allowance of the use of APCs is due to existing structures and limited site area as discussed in Section 8-01.4.0F. This project is currently vacant and therefore site layout should be able to accommodate the required centralized collection and enclosures and the adequate service vehicle access. ESD has reviewed this multi-family project and use of APCs will not be allowed.
2. Please show the metal containers and enclosures per TSM Section 8. Refer to Figure 3A for enclosure details and dimensions. Show on the plans the required clear areas in front of the enclosures and that the service vehicles have adequate access.
3. Revise General Note 27 to read solid waste and recycle service will be by onsite, centralized metal containers within enclosures. Collection is to be at least once per week.
