This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). The review comments include the actual standard first with the applicable Administrative Manual section number and the following paragraph is the actual comment related to the specific item that must be addressed. The UDC & TSM requirements are in the Unified Development Code and can be viewed at the same web link as above 1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is October 09, 2014 2-06.4.0 CONTENT REQUIREMENTS 2-06.4.7.A.8.b - Percentage and area in square feet of building and accessory building coverage; 1. COMMENT: Per UDC TABLE 6.3-2.B: EXCEPTIONS TO THE R-1, R-2, R-3, MH-1, & MH-2 DIMENSIONAL STANDARDS, Religious Use, the maximum lot coverage allowed is 60%. Proposed lot coverage is 74.4% a Board of Adjustment for Variance is required to be approved prior to approval of this development package. If approved provide the following information on the development package; Board of Adjustment case number, date of approval, what was varied, conditions of approval. 2-06.4.9.H.2 - Show future and existing sight visibility triangles (SVTs). On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. 2. The SVT's are not readable on this plan. COMMENT: The future SVTs shown on sheet 2 do not appear to be shown correctly. The SVTs should line up with the future curb. ADDITIONAL COMMENTS: COMMENT: Zoning acknowledges that a future site plan was recommended to address issues with the proposed entrance area/gate off of Los Reales Road. The "NEW WALL IF REQUIRED BY FUTURE ROW" does not meet the requirements for a FUTURE SITE PLAN. The future site plan should show how all requirements of AM 2-06 will be met at the time of widening. This includes PAAL width north of the future wall, revised parking calculations that show the required and provided when the future wall is put in. The future site plan should be a separate sheet. Along with the site plan a recorded MS&R covenant is required. Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. Street landscape borders must be located entirely on site, except that, if approved by the City Engineer or designee, up to five feet of the required ten foot width may be placed within the adjacentright-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets.
