The following fee and payment schedule are to be included in the Rezoning Conditions section on the Plat, under Condition #9. In-Lieu Fee Payments Due Prior to Issuance of Any Building Permits for: Lots 1-85 = $206,776.50 Lots 86-160 = $182,449.90 Lots 161-219 = $143,527.20 Lots 220-294 = $182,449.90 Lots295-349 = $133,796.50 Total In-Lieu Fee = $849,000.00 The in lieu fee will cover Rezoning Condition #9's design and construction requirements. However, per the zoning condition, a suitable approved route for the Pantano Wash River Park improvements, either on or around this property, needs to be identified on this plat. If the River Park is to go through this property, a Public Non-motorized Recreational Trail Easement will need to be dedicated to the City of Tucson to construct and maintain the improvements. As stated in the rezoning condition: "The owner/developer shall determine the location of the trail #5 (RP003 on the current Pima Regional Trails System Master Plan).
