They can be shown per TSM 5-01.10, Figure 5A which shows planting locations centered on the 18' mark. 2) TSM 5-01.3.1 Planter Area A. The measurement must always be within the planter area and may not include any material that defines the outer edge of the unpaved area. Revise the plans to add a code compliant detail for the tree planters that includes dimensions. 3) TSM 5-01.4.3 Streetscape Landscape Border - Maximum Width In situations where the street landscape border is wider than the minimum ten foot standard, the landscape border width needs to be determined for the purposes of calculating the 50% vegetative coverage standard. The width is that area between the required screen and the property line, unless there is permitted encroachment into the right-of-way as per this section. Revise the site and landscape plans to provide the required coverage along Wetmore Road. Update the calculations. 4) UDC 7.6.5.E Sight Visibility Triangle The maximum permitted height of a screen is 30 inches within a sight visibility triangle (see Section 10-01.5.0, Sight Visibility, of the Technical Standards Manual). Revise the landscape plans to ensure that the screen plantings within the site triangles do not exceed thirty inches. The plan currently shows shrubs and accents that exceed thirty inches in height. Indicate the species and height of any existing shrubs in the SVT's. Any non-compliant plants may need to be removed and replaced. 5) UDC 7.6.5.C.2. Whether or not required by this section, screens along a street frontage must be located on the development side of the street landscape border so that they do not obstruct the view of the street landscape border from the street. The existing and proposed walls along Wetmore Rd do not comply with the requirement. 6) 5.8 Refuse Dumpsters and Loading Spaces Trees must be planted an appropriate distance from refuse dumpster locations and loading spaces so that the tree canopy, at maturity, does not obstruct service. Revise the plan to locate the tree such that the projected tree canopy does not overhang the refuse storage/service area. |
