07/29/2013 KEN BROUILLETTE FIRE REVIEW Denied Please revise site plan to indicate the location of the nearest fire hydrants. The minimum fire flow shall be 1,000 GPM at 20psi residual pressure for 2 hours duration. Please indicate how compliance will be met for fire flow.
The site plan shall indicate all access roads and if they are dead ends. Dead ends of more than 150 feet may not be allowed. Indicate the location of fire lanes. The minimum road width is 20 feet and it shall not be obstructed with parked vehicles.

DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code (UDC), Administrative Manual (AM) & Technical Standards Manual (TSM) were addressed.

1. This site was reviewed for minimal requirements that will help support a request for non-conforming status.

2. Zoning acknowledges that other PDSD preview agencies have denied this review and provided comments. As this development package was submitted for non-conforming status review the only comments that need to be addressed are those provided by PDSD Zoning review section.

The following comments are based on the requirements of Administrative Manual (AM) 2-06.0. Development package review comments;

3. A.M. 2-06.3.1 Each sheet shall measure 24" x 36" and include a minimum one (1) inch margin on left side and one-half (1/2) inch margin on all other sides to facilitate efficient record keeping.

4. A.M. 2-06.3.2 All mapped data shall be drawn at an engineering scale having no more than fifty (50) feet to the inch.

5. A.M. 2-06.3.4 Provide a title block in the lower right quadrant of each sheet. See A.M. 2-06.4.2 for title block requirements.

6. A.M. 2-06.3.8 Provide a north arrow on the plan.

7. A.M. 2-06.4.1 Provide the name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet.

8. A.M. 2-06.4.2 The title block shall include the following information;
a. The proposed name "Emery Mobile Home Park - Non-conforming Status"
b. A brief legal description "EMERY PARK UNIT NO 1 LOTS 38 & 41".
