08/06/2013 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. Verify the location of the sanitary sewer and the manhole shown on the site drawing. Include the Pima County Wastewater Management Department (PCWMD) reference number for the manhole. The invert and rim elevations for the manhole shown on the site drawing appear to be more than 300-feet below the contour lines and the first floor elevations of the duplexes. Reference: City of Tucson Administrative Manual No. 2-06.0.0, Section 4.8 and Section 107.2.13, IBC 2012.
2. Where the finished floor elevation is less than 12 inches above the elevation of the next upstream manhole in the public sewer or private sewer collection system, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor. Floors discharging from above that reference point shall not discharge through the backwater valve. Reference: Section 715.1, IPC 2012, as amended by the City of Tucson.
3. Clarify the routing and connections of the building sewer for the northern duplex; it appears to be running parallel to the west side of the two duplexes but it is not clear if the southern duplex is connected to it. Verify that the trench for the building sewer is not located below the 45-degree bearing plane of the footing for either duplex. Reference: Section P2604.4, IRC 2012.
