This site was reviewed for full code compliance for the entire site. The following comments are based on the requirements of Administrative Manual (AM) 2-06.0. Development package review comments; 1. A.M. 2-06.4.7.A.4 Revise General Note 3 to include "SUBJECT TO USE SPECIFIC STANDARDS 4.9.4.K.1, .2, .3, .4, 4.9.4.C.3, AND 4.9.13.E and 4.9.13.P". 2. A.M. 2-06.4.9.E As this project is comprised of four (4) parcels, 122-17-276E, 122-17-278B, 122-17-283C & 122-17-2820 a lot combination is required. Provide a copy of the approved Pima County Combo Request form with the next submittal. 3. A.M. 2-06.4.9.H Provide fully dimensioned parking area for the entire site. This includes all radii for back-up spurs shown on the plan. 4. A.M. 2-06.4.9.H.a Provide a standard vehicle parking space detail. 5. A.M. 2-06.4.9.H.a On the plan there are to be accessible parking signs shown, Keynote 12 between the accessible vehicle parking spaces and the sidewalk. Show the signs on the "HANDICAP PARKING DETAIL" and provide a dimension that shows that the minimum four (4) sidewalk width is maintained. 6. A.M. 2-06.4.9.H.a Provide a wheel stop location dimension on the accessible and standard vehicle parking space details, see UDC Section 7.4.6.H.3. 7. A.M. 2-06.4.9.H.d Keynote 20, short-term bicycle parking, points to an area that is within a required landscape buffer and a sight visibility triangle and it does not appear to show the twenty (20) short-term bicycle parking spaces. Cleary show the location of the required Short-Term bicycle parking on the plan. 8. A.M. 2-06.4.9.H.d Review UDC Sections 7.4.9.B & .C and provide a Short-Term Bicycle parking detail that shows how these UDC sections are met. 9. A.M. 2-06.4.9.R Per TSM 7-01.4.1.A At least one (1) sidewalk is required to a project from each street on which the project has frontage. Landscape requirements apply to the entire site. 2. The following information must be provided on Landscape plans: 3. Height of screening material and reference point for measurement 4. Location, size, and name of existing vegetation to remain in place for entire site 5. Landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting. UNIFIED DEVELOPMENT CODE 7.6. LANDSCAPING AND SCREENING 1. Street landscape borders must be a minimum of ten feet wide as measured from the street property line. On streets designated as Major Streets and Routes (MS&R), the street landscape border must be measured from the future MS&R right-of-way line. Portions of street landscape buffer are not 10' wide. 2. Street landscape borders must be located entirely on site, except that, if approved by the City Engineer or designee, up to five feet of the required ten foot width may be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets. Obtain permission for use ROW if necessary. 3. Within a vehicular use area, one canopy tree is required for each four motor vehicle parking spaces or fraction thereof. The canopy trees must be evenly distributed throughout the vehicular use area. Every parking space must be located within 40 feet of the trunk of a canopy tree (as measured from the center of the tree trunk). Provide required trees for parking lot. 4. The site, grading and landscape plans must show identical site layout to avoid conflict between the plans. Ensure that all changes to the other documents within the development package are reflected on the landscape plan. 5. If necessary include with re-submittal variance or administrative approval documentation.
