SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package. Engineering Division does not recommend approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). Refer to the links for further clarification:

The following items need to be addressed:

SITE PLAN:

1) AM Sec.2-06.3.12: Revise the development plan document and Sheet count to read Sheet 1 of 4, currently the plan set has multiply sheets labeled as CS-1 and the landscape sheets only go to Sheet 3.

2) AM Sec.2-06.4.9.H.5.a: Revise the development plan documents to label the height of the proposed extruded curbing. Minimum curbing is to be 6-inches, provide a PC/COT Standard Detail reference or a separate detail for construction purposes.

3) AM Sec.2-06.4.9.H.5.a: Revise the development plan documents to provide the minimum dimensions and radii for the required back-up spur at the end of the PAAL per UDC Sec.7.4.6.F.4. Specifically the required 3-foot radii, 3-foot space from curb to parking stall and verify the 3-foot clear space if there is any barrier over 6-inches in height.

4) AM Sec.2-06.4.9.H.5.a: Revise the development plan documents to provide the minimum 24-foot PAAL width the entire length of the parking area that accesses a parking stall.

5) AM Sec.2-06.4.9.R: Revise the development plan document and associated proposed sidewalk to reference the PC/COT Standard Detail #200 for Public or provide a separate detail for construction purposes.

6) AM Sec.2-06.4.9.R: Refer to comments from Ron Brown, RA Structural Plans Examiner for all handicap accessibility comments that may be associated with this project.


GENERAL COMMENTS:

Please provide a revised Development Plan Package that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.
