DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code (UDC), Administrative Manual (AM) & Technical Standards Manual (TSM) were addressed.

The following comments are based on the requirements of Administrative Manual (AM) 2-06.0.
Development package review comments;

1. The Zoning Review Section conditionally approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements.

2. Provide the Tentative Plat number, DP13-0081, adjacent to the title block on all sheets.

3. A.M. 2-06.4.4.C Label the sections corners on the location map.

4. A.M. 2-06.4.7.A.3 The General Notes and Rezoning Conditions as listed on sheet 1 are confusing. Please provide the Rezoning Conditions as a separate heading.

5. A.M. 2-06.4.7.A.4 As no development is proposed for the tentative plat the existing and proposes use should be listed as vacant, see General Note 3.

6. A.M. 2-06.4.7.A.6.a Provide a general notes stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA SEC. 5.3 SCENIC CORRIDOR ZONE & SEC. 5.4, MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE.

SUMMARY: Engineering Division of Planning & Development Services Department has received and reviewed the proposed Development Plan Package. Engineering Division recommends conditional approval of the Development Plan Package at this time. This review falls under the Unified Development Code (UDC), Administration Manual (AM) and Technical Standards Manual (TSM). The following items need to be addressed prior to stamp approval:

SITE PLAN:

1) AM Sec.2-06.4.3: The relevant Development Plan Package case number (DP13-0081) may be added to the lower right hand corner of the plan on all sheets.

2) AM Sec.2-06.4.7.A.3: Revise the development plan document to clarify the General Notes from the Rezoning Notes. Provide all Rezoning Notes (currently General Note #4) under a separate header and verify that all other General Notes fall under the General Notes header.

3) AM Sec.2-06.4.7.A.6.a: Revise the development plan document to provide a general notes stating; "This project is designed to meet the overlay zone(s) criteria Sec.5.3, Scenic Corridor Zone & Sec.5.4, Major Streets and Routes Setback Zone."

4) AM Sec.2-06.4.9.J: Revise the development plan document to label River Road as a MS&R Street.

GENERAL COMMENTS:

Please provide a revised Development Plan Package that addresses the comment provided above. For expedite purposes the development plan package can be reviewed over the counter (PDSD Engineering Division comment only) for stamp approval once all items have been addressed. The Pima County Regional Wastewater Reclamation Department hereby approves the above referenced submittal of the Tentative Plan.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating, or engaging in any activity which may cause or contribute to air pollution.
