Based on the applicant's request; a concurrent review is under way for both Development Plan DP13-0077, a residential project and Rezoning Case C9-13-02, a request to change the land use zone from RX-1 to R-1, to allow Haciendas at Wrightstown to add 13 lots (now 12) as phase II to allow the expansion of an approved subdivision.

Development Plan DP13-0077 must comply with rezoning case C9-13-02, as approved by Mayor and Council on November 6, 2013.

Staff offers the following comments:

On November 6, 2013, Mayor and Council approved rezoning C9-13-02 with rezoning conditions. Development plan DP 13-0077 is not in compliance with the following rezoning conditions.

1. Please revised development plan, Sheet C4 of 15, rezoning condition # 9 to read verbatim, as approved by Mayor and Council.

Rezoning condition #9 reads as following:
The number of residential units on the site shall be limited to thirteen (13).

2. Please revise development plan, Sheet C1 of 15 to show location of proposed six foot tall walls along all perimeters and denote/identify walls with keynote [6] (same as provided along the west perimeter of lots 20 & 21). Please show in addition to the required landscape, the required six foot tall wall to be located with a setback of ten feet along the full length of the east property line on lot twenty four (24), previously identified as lot twenty five (25).
