05/28/2013 | LOREN MAKUS | ENGINEERING | REVIEW | Denied | 1. The rezoning must be approved before the development package can be approved. The rezoning conditions must be included in the development package. Additional comments and requirements may be imposed through the rezoning process. 2. 05/31/2013 | STEVE SHIELDS | ZONING | REVIEW | Denied | CDRC TRANSMITTAL TO: Planning and Development Services Department Plans Coordination Office FROM: Steve Shields Lead Planner PROJECT: The Hacienda at Wrightstown II Development Package/Rezoning (1st Review) DP13-0077 & C9-13-02 TRANSMITTAL DATE: May 31 2013 DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code (UDC), Administrative Manual (AM) & Technical Standards Manual (TSM) were addressed. 1. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is May 06, 2014. 2. Provide copies of the approved tentative plat (DP12-0141) and final plat (S13-007) for Hacienda at Wrightstown I 3. It appears that there are changes being made to Hacienda at Wrightstown I. These changes may require a revision to approved tentative plat (DP12-0141) and final plat (S13-007). Contact Patricia Gehlen, phone 520-837-4919 or email Patricia.Gehlen@tucsonaz.gov. The following comments are based on the requirements of Administrative Manual (AM) 2-06.0. Development package review comments; 4. A.M. 2-06.3.9 The plan drawing shall be oriented with north toward the top of the sheet. If it is not practical to orient north to the top of the sheet, the plan drawing shall be oriented with north to the left side of the sheet. That said orient the drawings with north to the left. 5. A.M. 2-06.4.3 Provide the following relevant case numbers on the plan adjacent to the title block on all sheets, DP13-0077, C9-13-02, DP12-0141 & C9-12-11 6. A.M. 2-06.4.7.A.3 Once available list the rezoning conditions on the plan. Additional comments maybe forth coming. 7. A.M. 2-06.4.7.A.4 Identify the existing and proposed use of the property as classified per 8. the UDC. List all UDC sections applicable to the proposed uses. That said revise General Note 3 to include the proposed use of " SINGLE FAMILY, DETACHED, SUBJECT TO: USE SPECIFIC STANDARD 4.9.7.B.5 - 9". 9. A.M. 2-06.4.8.C It appears that the right-of-way width for Brown Avenue shown on the plan is not correct. At the location of the "30' R.O.W." dimension should this not be 10' wider due to the dedication required by the previous rezoning. 10. A.M. 2-06.4.9.G There is a reference to "PHASE I" on the plan. If phasing is proposed provide all applicable phasing calculations on the plan. 11. A.M. 2-06.4.9.U Once the rezoning conditions are available indicate graphically, where possible, compliance with conditions of rezoning. 12. A.M. 2-06.4.9.V For gang mailboxes indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. If proposed show the location of the mailbox on the plan. 13. A.M. 2-06.4.9.V There is a "CLUSTER MAIL BOX UNIT" called out under Keynote 15, located at the eastern most end of "COMMON AREA "A"". Clarify who this mail box unit serves. If this unit is not for the proposed subdivision home owners either an access easement is required or some type of access provisions will be needed in the Covenants, Conditions, and Restrictions (CC&Rs) 14. Provide a copy of the proposed CC&Rs with you next submittal.
