Ninth - Patio Expansion Development Package (1st Review) DP13-0076 TRANSMITTAL DATE: May 29, 2013 DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code (UDC), Administrative Manual (AM) & Technical Standards Manual (TSM) were addressed. 1. As the prior coffee shop was an accessory use to the Travelers Accommodation, Lodging, and the existing use is now, Multi-Family Apartments, the proposed food service is a separate use requiring a separate certificate of occupancy. That said the proposed patio expansion is a greater that 25% expansion of use area therefore requiring full code compliance. 2. Provide copies of the last approved site/building plans that show the restaurant area. If a last approved site plan is not available than this plan needs to show the entire site. The following comments are based on the requirements of Administrative Manual (AM) 2-06.0. Development package review comments; 3. A.M. 2-06.4.2.E The title block shall include the following information and be provided on each sheet: The page number and the total number of pages in the package (i.e 1 of 1). 4. A.M. 2-06.4.4 Provide a project-location map that meets the requirements of this section 5. A.M. 2-06.4.7.A.4 Identify the existing and proposed use of the property as classified per 6. the UDC. List all UDC sections applicable to the proposed uses. The proposed use should be listed as food service. 7. A.M. 2-06.4.7.A.8.a As a general note provide the floor area for the existing café on the plan. 8. A.M. 2-06.4.7.A.8.d When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. 9. A.M. 2-06.4.8 Unless a copy of the last approved site plan can be provided this plan needs to show the entire site. 10. A.M. 2-06.4.8.C The following information regarding existing private or public right-of-way 11. adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. Provide this information for both Water & Spring Street 12. A.M. 2-06.4.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 13. A.M. 2-06.4.9.H.4 Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned. 14. A.M. 2-06.4.9.H.5.a Provide a vehicle parking space calculation for the entire site, see note 2 above. 15. A.M. 2-06.4.9.H.5.d Provide a Short and Long term bicycle parking space calculation for the entire site, see note 2 above. 16. A.M. 2-06.4.9.H.5.d Show the location of the required Short & Long Term bicycle parking on the plan. 17. A.M. 2-06.4.9.Q Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). 18. Following discussions with staff it has been determined that if any of the exceptions listed under UDC Section 5.12.4.C are used a Modification of Development Requirements (MDR) must be applied for and approved prior to approval of this development package.
