This site was reviewed for full code compliance for the areas of change only. 2. Remove the development package from the building plans as they are separate submittals. Zoning acknowledges that these reviews can run concurrently. 3. As this development plan has not been approved remove all revision clouds from the plan. The following comments are based on the requirements of Administrative Manual (AM) 2-06.0. The following comments are based on sheet 1 of 2; 4. A.M. 2-06.3.8 Provide a north arrow and the scale of the plan on the sheet. 5. A.M. 2-06.4.2.E The sheet called out as "DEVELOPMENT PLAN" shows sheet 1 of 2, the sheet index show sheet 1 of 2 as the "Development Plan cover sheet", clarify what is happening. Also there is a sheet 2 of 2 shown in the drawing index on sheet 1 of 2. Provide a cover sheet for the development package. 6. A.M. 2-06.4.3 Provide the following relevant case numbers on the plan adjacent to the title block on all sheets, DP13-0075 and DP12-0010. 7. A.M. 2-06.4.6 If the project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed. 8. A.M. 2-06.4.7.A.1 Provide a general note stating "EXISTING ZONING IS PAD-3. 9. A.M. 2-06.4.7.A.2 List the gross area of the site by square footage and acreage. 10. A.M. 2-06.4.7.A.4 Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 11. A.M. 2-06.4.7.A.6 Provide a general notes stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA SEC. 5.4, MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE 12. A.M. 2-06.4.7.A.8.a Floor area for each building on the cover sheet. 13. A.M. 2-06.4.7.A.8.b Provide a building coverage calculation per PAD-3 on the cover sheet. 14. A.M. 2-06.4.7.A.8.b Provide a floor area ratio per PAD-3 on the cover sheet. 15. A.M. 2-06.4.7.A.8.c Provide a building area expansion calculation on the plan. Per UDC Section 7.4.3.E this expansion is cumulative. 16. A.M. 2-06.4.8.C The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. 17. A.M. 2-06.4.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 18. A.M. 2-06.4.9.H Clearly show the extents of the proposed trellis on the plan. 19. A.M. 2-06.4.9.H Per UDC Section 7.4.6.F.2.a.1 Access lanes and PAALs must be setback at least one foot from an open structure, such as a carport or covered pedestrian access path as measured from the closest part of the structure or roof overhang. That said demonstrate on the plan how this requirement is met for all proposed trellis. 20. A.M. 2-06.4.9.H.a Provide a vehicle parking space calculation on the cover sheet. The vehicle parking space calculation provided on TS.1 is not correct. The vehicle parking space requirements are based on gross floor area (GFA) at a ratio of 1 space per 100 sq. ft. of GFA. As the proposed storage area will not be a separate use it is required to parked at 1 space per 100 sq. ft. of GFA. When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. That said the vehicle parking space calculation should include the entire site. 21. A.M. 2-06.4.9.H.d Provide a bicycle parking space calculation on the cover sheet. A.M. 2-06.4.9.Q Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). 23. A.M. 2-06.4.9.R Per TSM 7-01.4.1.B A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located and per TSM 7-01.4.3.A All sidewalks must be a minimum of four (4) feet wide and installed to avoid any obstruction which decreases the minimum width to less than four (4) feet That said demonstrate on the plan that a four (4) sidewalk is provided along the east side of the proposed addition. 24. A.M. 2-06.4.9.R Per TSM 7-01.4.3.A All sidewalks must be a minimum of four (4) feet wide and installed to avoid any obstruction which decreases the minimum width to less than four (4) feet That said demonstrate on the plan that a four (4) sidewalk is maintained at all proposed trellis. 25. Sheet A.1 near the southwest corner of the building there is a proposed trellis. Under this trellis keynote 22 calls out bike racks to remain and there is also "WAITING ARE TRELLIS (NEW). Clarify what this area is going to be used for and if this is a new waiting area show the location for the relocated bike racks and demonstrate that the meet current code requirements.
