DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code (UDC), Administrative Manual (AM) & Technical Standards Manual (TSM) were addressed.

1. This site was reviewed for full code compliance for the areas of change only, i.e. façade elevation changes and parking.

The following comments are based on Unified Development Code (UDC) Administrative Manual (AM) 2-06.0:

1. A.M. 2-06.4.9.H.5.d Per UDC Section 7.4.9.B.2.g A bicycle rack must be a minimum of two and one half feet from a wall or other obstruction. That said show the building wall on the detail and provide a dimension showing that this UDC Section is met.

2. A.M. 2-06.4.9.H.5.d Demonstrate on the plan how the requirements of UDC Section 7.4.9.B.1.d, The bicycle parking area must be hard surfaced and maintained in a smooth, durable, and well-drained condition, are met.

3. A.M. 2-06.4.9.H.5.d Demonstrate on the plan how the requirements of UDC Section 7.4.9.B.1.e, Outdoor bicycle parking areas must be lighted so that they are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings during hours of use, are met.

4. A.M. 2-06.4.9.O Per UDC Table 6.4.5.C-1 the required west street perimeter yard is 21' or the height of the proposed exterior building wall, which ever is greatest measured from the back of future curb. The exterior wall height is measured from grade to the top of parapet. Based on a building elevations provided in the building permit, T13CM6877, and the proposed parapet height of wall height of 24'-0" to finished floor plus the 2'-0" or more to grade, the required street perimeter yard setback of plus or minus 26'-0" exceeds the 23'-8" perimeter yard setback shown on the plan. A Board of Adjustment for Variance is required.

5. This comment was not addressed. A.M. 2-06.4.9.R Per TSM Section 7-01.3.3.B The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. That said provide a sidewalk to the proposed trash enclosure.

6. Remove the development package from the building plans as they are two (2) separate reviews, that can run concurrently.

Development Review Board (DRB) case; and/or,
Any other relevant case number for reviews or modifications that affect the site, and any conditions imposed.

A Board of Adjustment Variance is required for building perimeter yard setback to the west indicated on the plans.
