DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code (UDC), Administrative Manual (AM) & Technical Standards Manual (TSM) were addressed.

1. This site was reviewed for full code compliance for the areas of change only, i.e. façade elevation changes and parking.

The following comments are based on Unified Development Code (UDC) Administrative Manual (AM) 2-06.0:

1. A.M. 2-06.4.9.H.5 Per UDC Section 7.4.6.H.1 Barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area to prevent vehicles from extending beyond the property lines, to prevent cars from damaging adjacent landscaping, walls, or buildings, overhanging adjacent sidewalk areas, and/or driving onto unimproved portions of the site. That said demonstrate how the requirements for this UDC section are met for the proposed loading zone.

2. A.M. 2-06.4.9.H.5 It appears that the proposed long-term bicycle parking encroaches into the access lane for the proposed loading space and once comment 5 below is addressed it will encroach even more.

3. This comment was not addressed. A.M. 2-06.4.9.H.5.d Per UDC Section 7.4.9.B.2.f Each required short-term bicycle parking space must be at least two feet by six feet not the two feet by five feet shown on the short-term detail.

4. This dimension is still shown on detail 1 sheet 1. A.M. 2-06.4.9.H.5.d There is a 2'-6" dimension shown on the short-term detail, what is this for. Is this the required distance to the long-term locker?

5. A.M. 2-06.4.9.H.5.d Per UDC Section 7.4.9.B.g Vehicular Use Areas. Short- and long-term bicycle parking are permitted in vehicular use areas provided the parking area is separated from vehicular parking and drive areas by a barrier or is located a sufficient distance from vehicular uses areas to prevent damage to the parked bicycles. That said demonstrate on the plan how this UDC section is met for the long-term bicycle parking shown at the southeast corner of the building.


6. A.M. 2-06.4.9.O Per UDC Table 6.4.5.C-1 the required west street perimeter yard is 21' or the height of the proposed exterior building wall, which ever is greatest measured from the back of future curb. Based on a wall height of 32.0' the required west street perimeter yard is 32.0' proposed west street perimeter yard 14.58'. A Board of Adjustment for Variance is required.

7. A.M. 2-06.4.9.Q Under "Development Package Notes & Calculations, Building height b. Existing & b. Proposed:" reference "Top of Parapet". Per UDC Section 6.4.4.A Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof. That said based on the building height shown within the footprint of the building shown on sheet 2 the deck line of a mansard roof is not changing and should be shown as 15'-8".

8. A.M. 2-06.4.9.R Per TSM Section 7-01.3.3.B The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. That said provide a sidewalk to the proposed trash enclosure.

9. If the Board of Adjustment for Variance is approved provide the variance number, date of approval, what was approved and any conditions of approval as a general note on the plan.

10. The provided landscape plan, sheet 3, does not match the layout shown on sheet 2, i.e. loading zone and trash enclosure location. The layouts shown on these sheets should match.
