DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Unified Development Code (UDC), Administrative Manual (AM) & Technical Standards Manual (TSM) were addressed.

1. This site was reviewed for full code compliance for the areas of change only, i.e. façade elevation changes and parking.

The following comments are based on Unified Development Code (UDC) Administrative Manual (AM) 2-06.0:

1. This comment was not addressed. The provided last approved site plan has the required information. A.M. 2-06.4.8.A Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted.

2. A.M. 2-06.4.9.H.2 Per TSM Section 10-01.5.1.A.1 Lines of sight will not be obscured between thirty (30) inches and six (6) feet through a triangular area adjacent to a driveway, a PAAL, an alley, or a street, where such access ways intersect with another street in a T-configuration. That said the proposed bicycle parking encroaches in the future line of site.

3. A.M. 2-06.4.9.H.5.c As you have elected to block off the south entrance access lane show the maneuverability requirement for the existing loading space.

4. A.M. 2-06.4.9.H.5.d Per UDC Section 7.4.9.B.2.f Each required short-term bicycle parking space must be at least two feet by six feet not the two feet by five feet shown on the short-term detail.

5. A.M. 2-06.4.9.H.5.d There is a 2'-6" dimension shown on the short-term detail, what is this for. Is this the required distance to the long-term locker?

6. A.M. 2-06.4.9.H.5.d Per UDC Section 7.4.9.B.2.d A single rack is designed and located to accommodate two bicycles. That said based on the short-term bicycle parking shown on the plan the short-bicycle parking calculation is not correct. Provided should be shown as four (4).

7. A.M. 2-06.4.9.H.5.d The proposed location of the short & long term bicycle parking appears to conflict with proposed landscape. Ensure that the site and landscape plan match.

8. A.M. 2-06.4.9.O Per UDC Table 6.4.5.C-1 the required west street perimeter yard is 21' or the height of the proposed exterior building wall, which ever is greatest measured from the back of future curb. Based on a wall height of 28.5' the required west street perimeter yard is 28.5' proposed west street perimeter yard 9.58'. A Board of Adjustment for Variance is required.

9. A.M. 2-06.4.9.O Per UDC Table 6.4.5.C-1 the required south street perimeter yard is 21' or the height of the proposed exterior building wall, which ever is greatest measured from the outside edge of the nearest adjacent travel lane. Based on a wall height of 28.5' the required west street perimeter yard is 28.5' proposed west street perimeter yard 20.75'. A Board of Adjustment for Variance is required.

10. If the Board of Adjustment for Variance is approved provide the variance number, date of approval, what was approved and any conditions of approval as a general note on the plan.
