Section 3.3.3.G.5.c: in the UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan (Tentative Plat / Site Plan - Development Package) application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 7, 2014. 2. A.M. 2-06.3.6: Provide a blank three (3) inch by five (5) inch block in the lower right corner of the plan adjacent to the title block on the first sheet of the development package for use by Pima County Addressing. 3. A.M. 2-06.4.2.C: The title block shall include the following information and be provided on each sheet: The number of proposed lots and common areas are to be noted. If the subdivision is a Flexible Lot Development (FLD), a condominium, or a similar type of residential subdivision utilizing special provisions of the UDC, it shall be so noted. 4. A.M. 2-06.4.2. D: In the Title Block, label or add the administrative street address for the El Con Mall. 5. A.M. 2-06.4.7.A.2: Revise general note 6 on sheet one, remove the word 'LOT' after the word "GROSS". The sentence to should read "The Overall Gross Site area is…. 6. A.M. 2-06.4.7.A.4: Under general note 4, list the existing and future use of the overall site. At this time the use of the site is Multi-use but the primary use as would be considered a Retail Use Group - General Merchandise Sales (Shopping Center). Revise general note 4 as requested. 7. A.M. 2-06.4.9.A: The lot lines drawn on plan sheets 4-7 are not very clear or distinguishable from the dimension lines. Both line types are the same with and darkness. Revise the line work or use a different line type to distinguish the lot lines from all the other line work. Also ensure that all distance and bearing information is provided on the plan sheets. For example on sheet 4 of 8 next to lots 6 and 7, the south boundary lot line of lot 7 is annotated with the distance and bearing and the north lot line of Lot 6 is also annotated. However the line between the east corners of lot 6 and 7 is not. The same occurs on the west corners of lot 6 and 7. There are several lot lines where this issue occurs. Review the plans and add the distance and bearings as required. Also how is Lot 5 tied to a specific point where the legal description can be verified? Add a distance and bearing tie from somewhere on the site to Lot 5 that can be verified. 8. A.M. 2-06.4.9.B: Include along with the acreage, the square footage of each lot. Add the requested information to sheets 4, 5, 6, and 7. 9. A.M. 2-06.4.9.F: Label the Zoning classifications across Broadway Blvd. Add and label on the plans sheets, the zoning boundary lines within the El Con Mall Site. 10. A.M. 2-06.4.9.H.2: Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. 11. A.M. 2-06.4.9.H.2: Show all loading zones, and vehicle maneuverability fully dimensioned, and access route, and provide, as a note, the number of loading spaces required, the number provided, and the design vehicle, indicate the type of loading zone i.e. Type A or Type B. (Keynotes on the sheets would be sufficient.) 12. A.M. 2-06.4.9.I: If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of-way lines, sight visibility triangles, etc.) Ensure that the Broadway Boulevard right of way information is labeled on the appropriate sheets. The existing and future right of way info is required. 13. A.M. 2-06.4.9.Q: Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). |
