Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is January 27, 2014. 2. This site was reviewed for full code compliance for the entire site due to a cumulative expansion of building gross floor area (GFA) greater than 25%. See T09CM00578. The following comments are based on Unified Development Code (UDC) Administrative Manual (AM) 2-06.0: 1. A.M. 2-06.4.9.E There appears to be some type of lot split/reconfiguration proposed for the northwest area of this site, between parcels 136-01-001B & 136-06-002C. Based on Pima County Assessor's Record Map the existing property line runs along the existing section line and you are proposing to move the property line west. A lot line reconfiguration will need to be processed through the PDSD prior to approval of the development package. 2. A.M. 2-06.4.9.G It appears that phasing of the project is proposed but only one phase is shown. Show all additional phases on the plan. If the project is to be phased, provide calculations, setbacks, etc., to indicate that each phase complies with all requirements as a separate entity. Show phase lines on the drawing. 3. A.M. 2-06.4.9.H.2 Show future and existing sight visibility triangles (SVT's). On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. 4. A.M. 2-06.4.9.H.2 There are future SVT's shown on sheet 6 that are not shown correctly review, see TSM 10-01.5.0. 5. A.M. 2-06.4.9.H.5 Provide a width dimension for the existing access lane shown along the east property line. As this is full code compliance demonstrate on the plan how the requirements of UDC Section 7.4.6.H.1 are met for this access lane. 6. A.M. 2-06.4.9.H.5 Sheet 8 demonstrate on the plan how the requirement of UDC Section 7.4.6.H.1 are met for the entire length of the propose access lane. 7. A.M. 2-06.4.9.H.5.a Sheet 2 detail 1 the parking bumper dimension is not correct. Per UDC Section 7.4.6.H.3 this dimension is 2'-6". 8. A.M. 2-06.4.9.H.5.a Sheet 2 detail 1 provide a Parking Angle and Space Depth dimension for the proposed angled parking. 9. A.M. 2-06.4.9.H.5.a Sheet 2 detail 2 the over hang is not shown correctly. Per UDC Section 7.4.6.H.3 this overhang is 2'-6" and the remaining parking space should be 15'-6" not 15'. 10. A.M. 2-06.4.9.H.5.a Provide a Passenger Drop-Off Area calculation on the plan, see UDC Section 4.9.3.E.7, and show the drop-off areas on the plan. 11. A.M. 2-06.4.9.H.5.c The loading space calculation is not correct. Per UDC Section 7.5.5, Civic Use Group, Education Use, 0 required. 12. A.M. 2-06.4.9.H.5.d As this is full code provide a detail for both the Short & Long term bicycle parking and clearing indicated on the plan the locations for both Short & Long term bicycle parking. 13. A.M. 2-06.4.9.L If applicable all proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The easements may have to be recorded and the recordation information added to the development package prior to approval. 14. A.M. 2-06.4.9.R As this is full code demonstrate on the plan how the requirements of TSM 7-01.3.3 are met. 15. A.M. 2-06.4.9.R Provide width dimension for all proposed and existing sidewalks on site.
