Golf Links Road Development Package (1st Review) DP13-0003 TRANSMITTAL DATE: January 15, 2013 DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This review is full code for the areas of change only, no building gross floor area (GFA) proposed. The following comments are based on Unified Development Code (UDC) Administrative Manual (AM) 2-06.0: 2. A.M. 2-06.4.2.E The plans do not appear to be in the correct order. Per "CIVIL PLAN SET" drawing index on sheet C0, C0 should be the first sheet. Sheets C1.1, C2, C3, C4, & C4.1 do not exist and sheets A1 & A3 were provided but not on the sheet index. 3. A.M. 2-06.4.2.E Provide the page number and total number of pages (X of Y) in the package within the title block. 4. A.M. 2-06.4.3 Provide the development package number, DP13-0003, adjacent to the title block on each sheet. 5. A.M. 2-06.4.4 Provide a project-location map the meets the following requirements The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. A. Show the subject property approximately centered within the one (1) square mile area. B. Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property. C. Section, township, and range; section corners; north arrow; and the scale will be labeled. 6. A.M. 2-06.4.7.A.3 Provide the rezoning case number, C9-84-96, adjacent to the title block on each sheet. 7. A.M. 2-06.4.7.A.4 Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. That said provided the Use Specific Standard section 4.9.11.A.1, .5, & .9 in "ZONING AN LAND USE NOTE 3. 8. A.M. 2-06.4.9.O Remove the "SETBACK NOTE" from sheet C-1 as the information is not correct and all structures are existing. Zoning acknowledges that the proposed façade height will meet the required street perimeter yard setback of 21' or the height of the proposed building exterior wall (H) measured from the back of future curb along Golf Links Road, See UDC Table 6.4.5.C-I. The location of the existing gate is shown on the previously approved site plan as a concentration point. The discharge through this location is directed to Avenida Regulo through a scupper under the sidewalk. The Technical Standards Manual requires pedestrian circulation paths within the right-of-way to be kept free of floodwater during a ten-year frequency event. (TSM 10-01.2.8) Revise the plan and show necessary details to demonstrate the discharge will not be directed over the pedestrian route. 2. Show that the proposed curb cut and driveway apron and all other right-of-way improvements will be constructed in accordance with the Standard Details for Public Improvements.
