DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are based on Development Standard 2-01.0:

1. D.S. 2-01.3.9.H Keynote two calls out 6" vertical curb. There is a call out for Keynote 2 at the driveway for unit 4, it appears that this is incorrect.

2. D.S. 2-01.3.9.O As no building height was provided within the footprint of the buildings as required and the "BUILDING HEIGHT SECTION" was removed from sheet 3, the required perimeter yard setbacks cannot be verified. Provide the building height within the footprint.

3. Once the above comments have been addressed Zoning is willing to do an over-the-counter review. Call or email to schedule an appointment for this review.

The subject submittal has been reviewed and it can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Development Package where the revisions were made:

Drainage Report:

1. Provide a drainage exhibit that delineates the regulatory floodplain and demonstrates its impact on the subject parcel. Provide the 100-year water surface elevations upstream of every proposed building to justify the proposed finished floor elevations.
2. Determine the proposed building finished floor elevations based on the 100-year water surface elevations.

BASE LAYER SHEET COMMENTS:

1. Show on the plan, graphically and by notes, the impact of the regulatory floodplain on the entire parcel. Provide a note, which states that the proposed buildings finished floor elevations shall be at least one foot above the flood elevation (D.S. 2-01.3.9.N.6).

Permitting/General Notes:

1. Revise Drainage Note #18 to specify that the entire parcel is impacted by Mountain Avenue Wash 100-year floodplain.
2. Revise Drainage Note #15 to specify that the project is required to have a floodplain use permit for the grading and the construction of the infrastructure and a floodplain use permit for every individual building. Additionally, every building will have its own elevation certificate which will be based on the finished floor elevation of the lowest unit.

Site Plan:

2. It appears that Keynote #2 call out, near building 4, is pointing to the wrong location. Revise.

Grading Plan:

1. Since the entire parcel is impacted by the regulatory floodplain, provide 100-year water surface elevations across the proposed buildings, based on the JE Fuller study, to justify the proposed finished floor elevations. (D.S. 2-01.3.9.N.6).
2. The PAAL width should be measured from the gutter line; not from the top of curbs. Clarify this requirement on the appropriate details graphically and with notes.
