The project is reviewed for full LUC and Development Standards compliance for the areas of change only. The following comments are based on Development Standard 2-01.0: 1. This comment was not fully addressed. On the north side of the building you have elected to remove the wheel stops from the vehicle parking provide a sidewalk width dimension from the pop out shown on the north side of the building to the curb. D.S. 2-01.3.9.H.a Note 15 calls out to remove the wheel stops. All sides located at the end of the vehicle parking spaces are required to be 6'-6". Provide sidewalk dimension so that the 6'-6" requirement can be verified. This includes the sidewalk widths at all building pop outs. 2. This comment was not addressed. The 6" bollards are shown within a 19' deep vehicle parking space. No dimensions have been provided showing that 18' clear has been provided from the bollard to the end of the space. D.S. 2-01.3.9.H.a Note 19 & 22 call for new bollards. Provide a vehicle parking space depth dimension that shows that the minimum depth of 18' is maintained. It appears as though an accessible passenger loading zone is trying to be developed here. If so, then please provide an accessible loading zone as per the 2006 IBC, Section 1106.7 and ICC A117.1, Section 503. b. An accessible stair at this location is acceptable by code and probably a lot eaiser to implement in the space allowed. 2. Code requires an accessible route of no less than 3'-0" wide (Zoning requires 4'-0" wide). There are several building square projections (bump outs) in to the accessible route that are not dimensioned. Please confirm actual clearance and provide dimensions at each one. END OF REVIEW |
