TRANSMITTAL DATE: December 10, 2012

DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The project is reviewed for full LUC and Development Standards compliance for the areas of change only.

The following comments are based on Development Standard 2-01.0:

1. D.S. 2-01.3.9.H.a As vehicle parking spaces are being eliminated provide a vehicle parking space calculation on the plan. This calculation should include the required and provided vehicle parking spaces for the entire mall.

2. D.S. 2-01.3.9.H.a Note 15 calls out to remove the wheel stops. All sides located at the end of the vehicle parking spaces are required to be 6'-6". Provide sidewalk dimension so that the 6'-6" requirement can be verified. This includes the sidewalk widths at all building pop outs.

3. D.S. 2-01.3.9.H.a Note 19 & 22 call for new bollards. Provide a vehicle parking space depth dimension that shows that the minimum depth of 18' is maintained.

4. D.S. 2-01.3.9.H.a As you are proposing a parking re-strip the proposed parking must meet current code. That said per LUC Section 3.3.6.4.B.2 A motor vehicle off-street parking space shall have a minimum width of ten (10) feet when the side(s) of the parking space abuts a vertical barrier over six (6) inches in height, other than a vertical support for a carport. Demonstrate on the plan how the vehicle parking space located west of the existing "DUMPSTER AREA" meets this requirement.

5. D.S. 2-01.3.9.R The proposed striped pedestrian circulation, shown running from the southwest corner of the building to the west, is required to be a sidewalk, physically separated from the vehicle use area at the following area;
a. Directly south of the proposed flag pole running the full depth of the vehicle parking spaces.
b. Along the south end of the double row of parking.
c. Between the vehicle parking spaces at the west end.

6. D.S. 2-01.3.9.R The angled striped cross walk shown at the southwest end of the double row of vehicle park presents a safety hazard. This crosswalk should run perpendicule to the parking spaces.
