Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns relative to the site and grading plans have been addressed.

2. In addition, a site plan is required. See the Wildcat Pass Tentative Plat for the subdivision requirements and notes.

3. Provide the Development Package numbers for this grading plan.

4) Submit plans to the Tucson Fire Department for review of fire hudrant locations and emergency fire apparatus access requirements (Tentative Plat; General note #13).

5. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming.

Summary: Engineering Division has reviewed the development package including a copy of the grading plan. Sidewalk modification for transition of driveway apron is acceptable to Engineering. Engineering does not recommend approval of the plan until the following comments are addressed.

GRADING PERMIT COMMENTS:
1) Admin Manual Sec.2-06.4.8.B: Show and label all easements per Final Plat on planviews. The entire lot should be shown, at minimum, in a detail with the following information shown and labeled per Final Plat:
i) Delineated Protected Peak at NE area of lot;
ii) Lot 3 boundary data (dimension & bearing & curve data L=198.66, see C1 data for arc length and radius) per Final Plat;
iii) Distance call-out (186.37-ft) for boundary between Open Space Non-Buildable Area and buildable area of lot;
iv) Label Lost Starr Place as Private.
2) Tech Manual Sec.2-01.4.1.C.5: Provide adjacent topography along west property with contour labels.
3) Tech Manual Sec.2-01.4.1.C.4: Clarify the following grading comments:
i) One section detail shows no channel and the other shows the channel - clarify depth of channel along a few points at west property - showing the 1.25-ft depth location and the 5-ft depth location.
ii) Revise details 3 & 4 to show interceptor swales with grouted rock protected (or other impervious surface) which are required to be installed along the top of all cut slopes - minimum depth of 12-in and a minimum width of 30-in.
iii) Interceptor swales are also indicated to be needed along north and east sides of guesthouse to assure positive gradient around structure, and dissipate energy as stormwater runoff is concentrated along steep slopes with concentrated flow.
iv) Clarify whether there is concrete headers located along sides of stair entrance, driveway entrance, and to what extent and type of rock is proposed along both sides of watercourse.
v) Tech Manual Sec.2-01.4.1.C.4: Address the following comments regarding scour:
(1) Discuss scour and any scour depth applicable to the project, with regards to pedestrian walkway, pool retaining wall, east patio retaining wall, and utility crossings in natural drainageway.
(2) Provide section at sewerline crossing with location of any DIP called out and depth of sewerline with respect to scour depth.
4) Address the following comments regarding the notes:
i) Update Note 7 to reflect current grading standard reference; replace "Development Standard 11-01.0" with "Technical Standards Manual 2-01.0"
ii) Correct discrepancy between Note 13 and keynote 8.
iii) Note 23: Submit any geotechnical reports if available.
