DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The proposed façade addition appears to be located within the future right-of-way, a temporary revolkable easement (TRE) or some other document may be required if the variance is approved. Contact COT Transportation Real Estate Department to verify requirements.

The following comments are based on Development Standard 2-01.0:

1. D.S. 2-01.3.9.O Per LUC Section 3.2.6.5.B & Table 3.2.6.I the required street perimeter yard setback is 21' or the height of the proposed exterior building wall, which ever is greater. That said per Table 3.2.6.I, and an average daily traffic (ADT) of 1000 or greater, and a proposed wall height of less than 21', the required street perimeter yard setback is 21' measured from the back of future curb. As a setback dimension was not provided from the proposed façade to the back of future curb the variance required cannot be determined. Provide a setback dimension from the proposed façade to the back of future curb.

Once the drawings have been revised please call or email to set up an appointment to review and provide Board of Adjustment for Variance comments for this project.
