Comments are in "quotation marks" and the development standard is written below the review comment. 1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is November 16, 2013. 2. I could only verify that 110 parking spaces have been drawn on the plan. A variance would be required if the number of required spaces cannot be provided or add an additional parking space. Also after reviewing the calculations listed for the building square footage, it was noted that the wrong overall square footage has been listed. The overall square footage is 22,189 and is listed on the plans as 21,389. Correct the square footage and revise the FAR if needed. A Portion of previous Comment 11: DS 2-01.3.9.H.5.a - "LUC Section 3.3.6.6.B. Setbacks from Access Lanes and PAALs. "I could only verify that 107 parking spaces have been provided on the site. The parking calculations indicate that 108 spaces required and provided. Verify that 108 parking spaces have been provided." 3. The Phase two (2) addition square footage listed on the cover sheet and building footprint does not match the square footage when multiplying the dimensions labeled on the addition footprint. Revise the data to match one or the other, adjust the FAR, and revise the vehicle and bicycle parking as needed based on the revisions made. Previous comment 14: DS 2-01.3.9.K - "Dimension the length and widths of the new buildings in order to verify the proposed square footages." Identify and provide dimensions, approximate areas in square footage, and purposes of any lots proposed for dedication (such as open spaces, recreation areas, or natural areas) or for reservation for a public use (such as public parks, water facilities, or school sites). 3. Add the DP signature stamp on all the plans sheets. The zoning comments are minor and can be reviewed over the counter with an appointment and if all reviewers have approved the DP.
