Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 11/07/2013. 2. DS 2-01.3.7.A.4 Revise general note #3, provide the correct use as classified by the LUC, should read as follows: "Residential Care Services: Adult Care Service or Physical and Behavioral Health Service "9", subject to: Sec. 3.5.7.8.B.1, .C.4, .D, and .G" The incorrect development designator "P" must be revised to "9". 3. DS 2-01.3.7.A.9.b Indicate on the plan the allowed FAR as 0.10. This comment has not been addressed. The provide lot coverage calculations do not appear to be correct nor complete. Lot coverage is the area of building square footage and vehicle use area divided by the square footage of the entire site. Provide the square footage of building area and vehicle use area, provide total then divide by lot square footage to obtain lot coverage percentage. 4. Show how compliance with Special Exception condition #7 in general note number 22 has been complied with. The condition of the special exception for the 20X20 shade structure, benches and canopy trees cannot be labeled as by others and must be completed prior to occupancy of the residences. Clearly indicate the required benches and canopy trees. The location of the shade structure is not the same on the landscape plans. Revise. 5. DS 2-01..3.9.H.5.d Clearly indicate the location of the short term bicycle parking spaces on the plan. Per LUC Sec. 3.3.9.3.B.1 The short term bicycle parking must be located within 50' of each public entrance. Relocate nearer the Community building. Provide a dimensioned detail of short term bicycle parking spaces showing compliance with LUC Sec. 3.3.9.2.A and .B. 6. DS 2-01.3.9.Q Provide the footprint of the future buildings on sheets 3 of 16 and 4 of 16. 7. DS 2-01.3.9.R The pedestrian circulation path connecting to the north property line must be constructed of concrete not asphalt. See DS 2-08.5.1.C. Per DS 2-08.3.1 Clearly indicate the required continuous pedestrian circulation path connecting to the 20X20 shade structure. Show pedestrian circulation to the future buildings.
