Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development package has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development package is October 30, 2013. This development package does not include a separate site plan for the PetsMart Development. Include a site plan sheet of the construction area. All notes that are applicable to a site plan sheet must be included. 2. DS 2-01.2.10 - On the overall key plan (cover sheet), correct the typo for the new store name. 3. DS 2-01.3.1 - On the cover sheet, list the email addresses for the Engineer and Developer / Owner. 4. DS 2-01.3.3 - This project has been assigned the development package DP12-0200. List the activity number next tot eh title block of all plan sheets. 5. DS 2-01.3.7.A.4 and DS 2-01.3.7.A.9.a, .b, .c - Correct the DD designator for the new use. The PetSmart building is proposed in the C-2 Zone and the DD designator is 31 and subject to LUC sec 3.5.9.2.A. Revise general note four (4) on the cover sheet accordingly. After comparing the tracking tables for the overall Mall, it has been noted that certain building /pads have different square footages and designations as well as the b designations on the new plan and last plan do not match. It is acknowledged that the Mall will have some changes with regards to square footages but why are the designations changing. It is hard to track the FAR, square footages etc when this occurs. Review the last approved development plan for El Con Mall and adjust the tracking tables on sheet three (3) accordingly. If new designations are to be used include in parenthesis the former designation and square footage. 6. DS 2-01.3.7.D - All Development Package documents are to include the following utilities note as a general note on the cover sheet or utilities plan sheet: "Any relocation or modification of existing utilities and / or public improvements necessitated by the proposed development will be at no expense to the public." If this note has been added to one of the plan sheets clarify which sheet has the note. 7. DS 2-01.3.8 - I would like to see the sheet that listed all the existing easements for the overall site development included in this package. 8. DS 2-01.3.9.A- Clarify if the PetsMart building is now considered to be the new PAD for this building or new lease area?` The previous plan did not indicate a PAD, it just indicated a proposed building square footage. 9. DS 2-01.3.9.H.5.a - On the requested site plan sheet label the distance from the short term bicycle parking facilities to the front door. The maximum distance allowed is 50 feet from the farthest facility. Dimension the facility on the site plan sheet to ensure that the design criterion is in compliance with LUC Section 3.3.9. You may also include a dimensioned detail drawing of the specific facility area. 10. DS 2-01.3.9.L - It is not clear id additional easements may be required within the construction area for the PetsMart development. If so indicate the type, width and purpose of the easement. Recordation information must be listed on the site plan and utilities sheets. 11. DS 2-01.3.9.M - The grading plan has been reviewed by zoning as part of the development package review. Once the development package site plan is approved the grading plan is also approved. 12. DS 2-01.3.9.Q - List the square footage and building height of the PetsMart Building on the requested site plan sheet. The Square foot6age and height should be listed on the building footprint. 13. DS 2-01.3.9.S - The requested site plan should clearly depict the pedestrian connection to the pedestrian area next to the Target building. It is very hard to tell what is occurring with the pedestrian connection from the ADA parking spaces to the new Sidewalk in front of the PetsMart. Ensure that the ADA connection is clear on the requested site plan. 14. DS 2-01.3.9.T - Indicate on the requested site plan very clearly the direction of travel for the Refuse and delivery truck. The limits of the use area (PAAL) for this purpose must be clearly defined and drawn on the requested site plan. Include turning and access radius to demonstrate compliance. 15. DS 2-01.3.9.W - If applicable, indentify the location of any freestanding signage proposed for this new development. 16. DS 2-01.3.9.X - Zoning has no comments related to the redesign of the portion of parking lot just north of the Claim Jumper. Any relocation and removal of landscape materials must comply with the requirements as outlined by the landscape plans reviewers. 17. Additional comments may be forthcoming based on the revised and development package plan sheets. Ensure that any changes made to the main site plan sheets are reflected on all respective plans sheets. Include details as requested or needed to demonstrate comp0liance with any zoning comments.
