Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 10/22/2013. 2. DS 2-01.3.3 Relevant case numbers (development package document DP12-0188, rezoning C9-11-06) shall be provided adjacent to the title block on each sheet. 3. DS 2-01.3.7.A.3 The existing zoning is RX-1and SR. The proposed zoning is C-1. This plan has been prepared in conjunction with a rezoning application, add the following note next to the existing zoning note: "Proposed zoning is ____." List the applicable rezoning file number and conditions of approval. Also place the C9-__-__ and the plan/plat file numbers in the lower right corner of each sheet. Provide a written response clearly indicating how each of the rezoning conditions have been met. 4. DS 2-01.3.7.A.6.c Provide a note indicating that this project has been designed to meet the criteria of Sec. 2.8.3 Major Streets and Routes (MS&R) Setback Zone. 5. DS 2-01.3.8.C Provide the width of the right of way for Harrison Rd. 6. DS 2-01.3.7.F Trails Notes. List the following notes as appropriate. 1. If a trail or path is proposed, provide a note, as appropriate, indicating that a trail or path will be constructed for public or private use, the general location of the trail or path, and whom it will be constructed and maintained by. If it is intended to connect to an offsite feature, such as an exiting trail, wash, sidewalk, road, commercial or residential development, etc., so indicate. If the trail or path is to be dedicated, indicate the method of dedication. Per rezoning condition #17 the developer shall dedicate a 32' wide public easement for a trail and landscape. Provide the location of the easement and recording information on this plan. 2. If a new trail or path will be constructed, add the following note, as appropriate: "All new onsite and offsite trails or paths constructed in conjunction with this project will be constructed in accordance with approved plans. Construction plans will be subject to the review and approval of the City's Parks and Recreation Department, and, if requested, Pima County Natural Resources, Parks and Recreation." 3. The Eastern Pima County Trails System Master Plan does not show any trails on or adjacent to the development site. Per rezoning condition #17a the asphalt walking path shall be a minimum of 12' in width. The plan indicates 11.4'. Revise. Per rezoning condition #17a the walking path shall extend from the sidewalk Per rezoning condition #17a at Harrison Rd to the 22nd St. right of way. The plan does not show the path connecting to the sidewalk at Harrison Rd. Per rezoning condition #16 a 6' wall is required, approximately 32' from the south and west property lines. Clearly indicate the location of this required wall on sheet 2 of 8. 7. DS 2-01.3.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. 8. DS 2-01.3.9.H.2 Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. 9. DS 2-01.3.9.H.5.a Provide in the parking calculations the total number of parking spaces provided for the entire site. 10. DS 2-01.3.9.H.5.d Review LUC Sec. 3.3.9.3.B.1 and .4 for location of short term bicycle parking spaces. Clearly indicate the location on sheet 2 of 8. Each tenant must provide short term and long term bicycle parking spaces. See LUC Sec. 3.3.8 for the number of required spaces. 2 short term and 2 long term for each tenant. Revise calculations. Provide a detail of the long term bicycle parking spaces clearly indicating compliance with LUC Sec. 3.3.9.4.B.2 and .3. DS 2-01.3.9.J If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. The following comments are offered for your use: 1. Obtain a letter from the PCRWRD's Development Liaison Unit, written within the past year, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office.
