COMMENTS:

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is 10/22/2013.

2. DS 2-01.3.3 Relevant case numbers (development package document DP12-0188, rezoning C9-11-06) shall be provided adjacent to the title block on each sheet.

3. DS 2-01.3.7.A.3 The existing zoning is RX-1and SR. The proposed zoning is C-1. This plan has been prepared in conjunction with a rezoning application, add the following note next to the existing zoning note: "Proposed zoning is ____." List the applicable rezoning file number and conditions of approval. Also place the C9-__-__ and the plan/plat file numbers in the lower right corner of each sheet.

Provide a written response clearly indicating how each of the rezoning conditions have been met.

4. DS 2-01.3.7.A.6.c Provide a note indicating that this project has been designed to meet the criteria of Sec. 2.8.3 Major Streets and Routes (MS&R) Setback Zone.

5. DS 2-01.3.8.C Provide the width of the right of way for Harrison Rd.

6. DS 2-01.3.7.F Trails Notes. List the following notes as appropriate.

1. If a trail or path is proposed, provide a note, as appropriate, indicating that a trail
or path will be constructed for public or private use, the general location of the trail
or path, and whom it will be constructed and maintained by. If it is intended to
connect to an offsite feature, such as an exiting trail, wash, sidewalk, road,
commercial or residential development, etc., so indicate. If the trail or path is to be
dedicated, indicate the method of dedication.

Per rezoning condition #17 the developer shall dedicate a 32' wide public easement for a trail and landscape. Provide the location of the easement and recording information on this plan.

2. If a new trail or path will be constructed, add the following note, as appropriate:
"All new onsite and offsite trails or paths constructed in conjunction with this
project will be constructed in accordance with approved plans. Construction plans
will be subject to the review and approval of the City's Parks and Recreation
Department, and, if requested, Pima County Natural Resources, Parks and
Recreation."

3. The Eastern Pima County Trails System Master Plan does not show any trails on
or adjacent to the development site.

Per rezoning condition #17a the asphalt walking path shall be a minimum of 12' in width. The plan indicates 11.4'. Revise.

Per rezoning condition #17a the walking path shall extend from the sidewalk Per rezoning condition #17a at Harrison Rd to the 22nd St. right of way. The plan does not show the path connecting to the sidewalk at Harrison Rd.

Per rezoning condition #16 a 6' wall is required, approximately 32' from the south and west property lines. Clearly indicate the location of this required wall on sheet 2 of 8.

7. DS 2-01.3.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications.

8. DS 2-01.3.9.H.2 Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section.

9. DS 2-01.3.9.H.5.a Provide in the parking calculations the total number of parking spaces provided for the entire site.

10. DS 2-01.3.9.H.5.d Review LUC Sec. 3.3.9.3.B.1 and .4 for location of short term bicycle parking spaces. Clearly indicate the location on sheet 2 of 8.

Each tenant must provide short term and long term bicycle parking spaces. See LUC Sec. 3.3.8 for the number of required spaces. 2 short term and 2 long term for each tenant. Revise calculations.

Provide a detail of the long term bicycle parking spaces clearly indicating compliance with LUC Sec. 3.3.9.4.B.2 and .3. Indicate location on the footprint of the building and cross reference to the detail.

11. DS 2-01.3.9.J If street dedication is not required or proposed and the project site is adjacent to a Major Street or Route, draw the Major Street right-of-way lines for those streets. (Add the MS&R future sidewalk, right-of -way lines, sight visibility triangles, etc.) Provide for the right of way along Harrison Rd.

12. DS 2-01.3.9.O Provide the required building setback from the back of future curb along Harrison Rd.

13. DS 2-01.3.9.Q Provide dimensions on the footprint of the proposed building. Clearly indicate the 3 separate tenant spaces with dimensions.

Provide dimensions of the proposed patio areas and label as outdoor dining areas. Clearly indicate if these areas are covered. Note: The required pedestrian circulation path connecting to both right of ways and the building cannot pass through the outdoor dining areas.

14. DS 2-01.3.9.U Provide a written response on how all of the conditions of rezoning have been complied with.

List all of the rezoning conditions of approval on the plan.

15. DS 2-01.3.9.W If applicable, indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met.

The Pima County Regional Wastewater Reclamation Department (PCRWRD) has reviewed the proposed sewer collection lines for the above-referenced project. The following comments are offered for your use:
1. Obtain a letter from the PCRWRD's Development Liaison Unit, written within the past year, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plan for this project cannot be approved until a copy of this letter has been received by this office.

2. Include the following General and Permitting Notes:

THE ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS, AND IN ACCORDANCE WITH AN APPROVED OPERATION AND MAINTENANCE PLAN, IF REQUIRED. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT.

3. Sheet 2: Revise the proposed connection to the existing public sewer. Show a direction connection to the public line approximately five feet south of MH # 4164-07 at a right angle to the line. The proposed private 4" BCS should also cross the property line at a right angle.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second(2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
