TRANSMITTAL DATE: December 4, 2012

DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are based on Development Standard 2-01.0:

1. Until a building plan is submitted for review a conditional approval cannot be provided for the development package. D.S. 2-01.3.8.B All existing easement shown to be abandoned will need to abandoned prior to approval of this development package.

2. Until a building plan is submitted for review a conditional approval cannot be provided for the development package. D.S. 2-01.3.9.E Provide a copy of the approved Pima County Combination Request form for combining the existing parcels with you next submittal. The combination will need to be completed prior to approval of this development package.

3. D.S. 2-01.3.9.H.5.d Show the location for the Long-term bicycle parking that is required for the retail portion of the plan.

4. D.S. 2-01.3.9.H.5.d It is not clear how the proposed Short-term Bicycle "BAR-TYPE" rack meets the requirements of LUC 3.3.9.2.B.2. Demonstrate how the requirement is met.

5. Until a building plan is submitted for review a conditional approval cannot be provided for the development package. There appears to be architectural features proposed within the right-of-way (ROW). These features will need to be approved by the Department of Transportation and any required permits, licenses or easements will need to be obtained.
