3) Revise the landscape plan to include all of the areas covered by the site and grading plans. DS 2-07.2.1

Street landscape borders (LUC 3.7.2.4) and screening elements (LUC 3.7.3.5.A) are required, as well as dust control treatment per LUC 3.7.2.7

4) Landscape elements and other items proposed in right-of-way or MS&R areas must be approved by the City Engineer or designee and comply with the City Engineer's requirements on construction, irrigation, location, and plant type. A lot split has been submitted for this project and has been assigned case number S12-048. Place this number near the lower right corner of all sheets.

This plan cannot be approved until the lot split has been approved and recording information has been completed. The lot split can be completed over the counter by setting an appointment with me.

2. DS 2-01.3.7.A.2 The gross area indicated in general note number 1 should indicate the gross area of the site for the CVS Pharmacy only.

3. DS 2-01.3.7.H.5 Clearly indicate the height clearance of the drive though canopy. Per LUC Sec.3.3.6.5.B The minimum height clearance along access lanes and PAALS is fifteen (15) feet. The drive thru bypass lane is considered an access lane.

4. DS 2-01.3.9.R The flush sidewalk adjacent to the northern most handicap parking space along the west side of the building must be physically separated from the parking space. See LUC Sec. 3.3.6.8.A. Provide curbing in this area

5. The above comments are minor in nature and can be approved over the counter by setting an appointment with me.

The Development Package (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Development Package:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. General Notes. The following general notes are required. Additional notes specific to each plan are required where applicable. D.S. 2-01.3.7.
B. Drainage Notes. List the following note as appropriate.

a. "Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this (site or development) plan."
F. Trails Notes. List the following notes as appropriate.
3. The Eastern Pima County Trails System Master Plan does not show any trails on or adjacent to the development site.
E. Indicate the ground elevation on the site based on City of Tucson Datum (indicate City of Tucson field book number and page).
F. Existing storm drainage facilities on and adjacent to the site will be shown.
3. Information on Proposed Development. The following information on the proposed project shall be shown on the drawing or added as notes. D.S. 2-01.3.9.
6. If the project is phased, the phase under consideration shall be designed so those later phases are assured legal access. If such access is provided through the phase under consideration, public streets are required, or access easements must be delineated and dedicated for such use. If private easements are utilized, protective covenants establishing the right of access and incorporation of future phases into this project are required.
N. In conjunction with a drainage report or statement, as applicable, prepared in accordance with the City Engineer's instructions and procedures, the following information will be indicated on the development package documents. Drainage Report:

2. Per the DR, "each type of drainage structure" is a new curb opening. However, per the SMDDFM the "10 year" event shall be conveyed through sidewalk scuppers. If TDOT requires sidewalk scuppers or any other drainage passes over any sidewalks, then the DR will have to be revised to include those calculations.
