This plan is reviewed for full code compliance for the entire site for all phased due to a building expansion of greater than 25%. The following comments are based on Development Standard 2-01.0: 1. Letters from all agencies that have rights to the easements to be abandoned stating that they will be willing to abandon the existing easements once the required work is completed must be provided to PDSD. Once provided Zoning will conditionally approve this development package. D.S. 2-01.3.8.B All easements shown to be abandoned on this development package will need to be abandoned prior to approval of the development package. 2. Zoning acknowledges that a copy of a completed "CONVENAT REGARDING DEVELOPMENT AND USE OF REAL PROPERTY" was submitted with this plan. However no recordation information was provided. D.S. 2-01.3.9.A As the proposed site covers three (3) parcels a lot combination will be required prior to approval of the development package. Provide a copy of the approved Pima County Combination with your next submittal. 3. This comment has not been addressed correctly. Per LUC Section 6.3.10.11 the proposed use of this site is Vehicle Rental and Sales not General Merchandise Sales. That said the following comment still applies. D.S. 2-01.3.9.H.5.c The loading space calculation is not correct. Per LUC Section 3.4.5 Retail Trade Use Group no loading spaces are required. 4. This comment has not been full addressed. Per LUC Section 3.3.9.2.B.6 the minimum distance between racks is 4'-0", not center to center, see LUC Section 3.3.9.5.B Examples of Bicycle Parking Layouts for clarification. Per D.S. 2-01.3.9.H.5.d Sheet 17 Detail 9 demonstrate on the detail how the requirements of LUC Section 3.3.9.2.B.6, .7 & .8 are met. 5. It does not appear that the proposed crosswalk provides an accessible route and the striped crosswalk does not align with the accessible ramp shown on the plan. D.S. 2-01.3.9.R Phase I Show the required pedestrian circulation/accessible route required between all buildings on site, i.e. between building E1 and proposed Service #1. 6. TEP is unable to approve the plan at this time. There are existing electrical facilities within the boundaries of the project. In order for TEP to approve the plan the facilities must be depicted correctly on the plan. TEP has underground and overhead facilities located on this development. Not all TEP facilities have been shown correctly. Transformer AUT-47 does not match the depiction on the development plans (sheet 2 of 17). The plans do not indicate where the existing underground feeds are located. Please see highlighted portion of TEP facilities map. All costs associated with the relocation of the facilities in conflict will be billable to the customer. Please resubmit two revised bluelines to the City of Tucson for TEP's review.
