DS 2-01.2.5: Revise the development plan document to include the correct CDRC approval stamp in the lower right quadrant of each sheet. DS 2-01.2.6 A small, project-location map shall be provided in the upper right corner of the cover sheet. 3. DS 2-01.3.1 The name, mailing and email addresses, and phone number of the developer of the project shall be provided on the right half of the cover sheet. 4. DS 2-01.3.2 The title block shall include the following information. B. A brief legal description E. Page number and number of pages. 5. DS 2-01.3.3 This project has been assigned case number DP12-0162. Place this number near the lower right corner of all sheets 6. DS 2-01.3.4 The project-location map shall cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information. A. Show the subject property approximately centered within the one (1) square mile area. B. Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property. C. Section, township, and range; section corners; north arrow; and the scale will be labeled. 7. DS 2-01.3.7.A.4 Identify the existing and proposed use of the property as classified per the Land Use Code. List all Land Use Code sections each proposed use is subject to. 8. DS 2-01.3.7.A.8 If the property is part of a subdivision plat that is being reviewed or has been recorded, provide the subdivision name and file number (S[YR]-___), in the lower right corner of each sheet. If this plan is a separate drawing from the plat, indicate the subdivision plat file number (S[YR]-___) in the lower right corner of each sheet. This project must reference Condo Plat S08-045 and Lot Split S08-107. 9. DS 2-01.3.8.A Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. This includes all property lines for the condo plat, all common areas, loading zone easement and limited common areas. Clearly indicate the property line between the two buildings. 10. DS 2-01.3.8.B All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. 11. DS 2-01.3.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 12. DS 2-01.3.9.H.5.a The minimum width of a PAAL adjacent to perpendicular vehicle parking spaces is 24'. The parking spaces and PAAL at the southeast corner do not appear to meet this criteria. Per LUC Sec. 3.3.6.4. Provide dimension for the PAAL 13. DS 2-01.3.9.H.5.a Provide a copy of the last approved site plan (T06CM04805) for comparison. Per the aerial photos there appears that handicap parking has been provided but is not shown on the plan. Clarify. The reviewer requires the last approved plan in order to verify the number of required parking spaces and how the site was calculated for the parking requirements. It does not appear that the parking calculations have been done correctly as Industrial Uses are not divided into separate categories. The indicated parking spaces at the southwest corner of the building are being located within Limited Common Use Area(s). Provide clarification on this can be used for the public and still be a limited common use area. Provide the same information for the proposed tanks using possibly two different Limited Common Use Areas. The indicated parking spaces accessed by a PAAL, at the southwest corner of the building, per DS 2-08.4.1.C requires a sidewalk at the front of the parking spaces between the building and the parking space. Per LUC Sec. 3.3.6.4.B.2 A motor vehicle off-street parking space shall have a minimum width of ten (10) feet when the side(s) of the parking space abuts a vertical barrier over six (6) inches in height, other than a vertical support for a carport. This will apply to the new parking space along the south side of the building next to the fence. The sidewalk must connect to all entrances along the public access area. Please address the following review comments prior to the next submittal. Development Package: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. Show all lot lines and easements on the plans. It is not clear how it is proposed to use the entire site, will there be a lot combo, block plat etc. for this project. Provide a separate letter which explains the intent of the project. 3. All lettering and text (upper or lower case), and numbering, shall be a minimum of 3/32 inches in height to assure the plan will be legible during review and when digitized and/or reduced for archiving. D.S. 2-01.2.3. 4. A three (3) inch by five (5) inch space shall be reserved in the lower right quadrant of each sheet for an approval stamp. D.S. 2-01.2.5. 5. A small, project-location map shall be provided in the upper right corner of the cover sheet. D.S. 2-01.2.6. 6. The north arrow, contour interval, and scale as applicable to each sheet should be placed together in the upper right corner of each sheet. D.S. 2-01.2.7. 7. Indicate whether the project is part of a Residential Cluster Project (RCP), condominium, or another similar type project. If this plan is a separate drawing from the plat, indicate the subdivision plat file number (S[YR]- ___) in the lower right corner of each sheet. B. Drainage Notes. List the following notes as appropriate. 1. List the following notes on all plans/plats. a. "The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall." 3. List the following note on all development package documents a. "Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this (site or development) plan." C. Streets and Roads Notes. 2. List the following note on all development package documents: "No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Development Standard 3-01.0." D. Utilities Note. All development package documentss are to include the following note: "Any relocation or modification of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public." F. Trails Notes. List the following notes as appropriate. 3. The Eastern Pima County Trails System Master Plan does not show any trails on or adjacent to the development site. 11. Existing Site Conditions. The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within fifty (50) feet of the site. On sites bounded by a street with a width of fifty (50) feet or greater, the existing conditions across the street will be provided. D.S. 2-01.3.8. A. Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. B. All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided. E. Indicate the ground elevation on the site based on City of Tucson Datum (indicate City of Tucson field book number and page). 12. Information on Proposed Development. The following information on the proposed project shall be shown on the drawing or added as notes. D.S. 2-01.3.9. H. Proposed traffic circulation: 2. Show future and existing sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. See note "O" below. 4. Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned. L. All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. N. In conjunction with a drainage report or statement, as applicable, prepared in accordance with the City Engineer's instructions and procedures, the following information will be indicated on the development package documents. For additional information regarding drainage standards, see the City of Tucson Standards Manual for Drainage Design and Floodplain Management. 7. Draw locations and indicate types of off-site runoff acceptance points and/or onsite run-off discharge points. O. All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. The stem side of the SVT start at the face of curb or at the gutter line. T. Show existing or proposed pedestrian circulation along abutting rights-of-way. Such sidewalks must comply with accessibility requirements for the physically disabled and the design criteria in Development Standard 3-01.0. Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. If dumpster service is not proposed, indicate type of service. For specific information on refuse collection, refer to Development Standard 6-01.0. Refuse collection on all projects shall be designed based on that Standard, even if collection is to be contracted to a private firm. The standard for the refuse enclosure shown on the plans is not the current standard being used. Call out the specific standard on the drawings. The link to the COT Dev. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 4.
