This site is located in the R-3 zone (UDC 4.7.12). Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6. The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall (UDC 6.4.5.C.1.a). The owner proposes a perimeter yard setback along the east property line of 7'-9". The required setback with a building wall height of 18'-4" is 13'-9", DDO required. The owner proposes a perimeter yard setback along the west property line of 5'10" at the laundry room portion and 8'-7" at the apartment wall. The required setback with a building wall height of 9'-4" at the laundry room is 10'-0". The required setback with a building wall height of 8'-4" at the apartment wall is 13'-9", DDO required. The owner proposes a street perimeter yard setback for the east building of 24'-7". The required setback with a wall height of 18'-4" is 27'-6". DDO required. The owner proposes a street perimeter yard setback for the west building of 25'-2". The required setback with a wall height of 18'-4" is 27'-6". DDO required. |
