DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are based on Development Standard 2-01.0:

1. D.S. 2-01.3.2.C As the last approved Common Area "A" does not call out for pedestrian circulation/access revised the title block to include the proposed use of Common Area "A". Be aware the CC&R's may need to be revised.

2. D.S. 2-01.3.8.B Sheet C1 Keynote 19 talks about an access easement to be abandoned by separate instrument. Detail "B" Sheet C3 and Detail "A" C5 show the access easement but do not address the easement being abandoned. Clarify what is happening to this easement. This easement will need to be abandoned prior to approval of the final plat, provide documents to PDSD.

3. D.S. 2-01.3.8.B Based on the approved final plat there is an "INGRESS/EGRESS" easement along the east property line of lot 8 that is not shown on this plan. Based on rezoning condition 20 this easement will need to be abandoned and needs to be shown on the tentative plat. This easement will need to be abandoned prior to approval of the final plat, provide documents to PDSD.

4. D.S. 2-01.3.8.B As you are proposing to reduce the width of the proposed right-of-way (ROW), see D.S. 3-01.2.0.2.3.A.1 and Figure 2, a Development Standard Modification Request will need to submitted and approved prior to approval of the tentative plat.

Tucson Electric Power Company (TEP) has reviewed the Revised Tentative Plat for Haciendas at Wrightstown, Lots 1-12, submitted for review on March 5, 2014. TEP conditionally approves the plat with the following revision:



On Sheets C1 and C4 of the Tentative Plat please call out the 10’ Gas and Electric Easement per DKT 675, PG 143 located on Brown Avenue as a separate notation from the language of the 10’ of to be dedicated by the plat for roadway. The easement is not being dedicated to COT, just the road right of way.
