Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a development plan. If, at the end of that time, the development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is August 23, 2013 The following comments are based on Development Standard 2-01.0: 2. D.S. 2-01.3.3 Provide the following relevant case numbers on the plan adjacent to the title block on all sheets, DP12-0141 & C9-12-11 3. D.S. 2-01.3.7.A.3 Once available list the rezoning conditions on the plan. 4. D.S. 2-01.3.7.A.4 Identify the existing and proposed use of the property as classified per the Land Use Code. List all Land Use Code sections each proposed use is subject to. That said revise General Note 4 to read "FAMILY DWELLING "G", SUBJECT TO: SEC. 3.5.7.1.E, .F, .G, AND .H." 5. D.S. 2-01.3.7.A.6.b Provide a general note stating "THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE CRITERIA SEC. 2.8.3, MAJOR STREETS AND ROUTES (MS&R) SETBACK ZONE". 6. D.S. 2-01.3.7.A.7 The annexation number listed in General Note 8 is not correct. Either revise the note to show annexation case number 3839 or remove the note. 7. D.S. 2-01.3.9.B Lot 1 shows "004 SF", provide the correct square footage. 8. D.S. 2-01.3.9.I There is a note on the plan that states "10' GAS AND ELEC. EASEMENT PER DKT 675, PG 143 TO BE DEDICATED BY FINAL PLAT OT C.O.T. AS ADDITIONAL RIGHT OF WAY". Show the east property in what will be the new location after dedication. 9. D.S. 2-01.3.9.I As the re-zoning conditions have not been determined be aware that re-zonings generally required dedication of right-of-way (ROW) along Major Streets and Routes. Wrightstown Road is designated as an Arterial street with a future ROW of 120' on the COT Major Streets and Routes map. 10. D.S. 2-01.3.9.J If ROW dedication is not required by the re-zoning show the future ROW line, sidewalk, curb and SVT's on the plan. The project needs to be designed to meet the future ROW requirements. 11. D.S. 2-01.3.9.J Provide documentation from COT Traffic that supports that no ROW will be taken along the north property line. 12. D.S. 2-01.3.9.O Provide a typical setback detail on the plan. 13. D.S. 2-01.3.9.O There are dashed lines on along each interior lot line, clarify what these lines are for. 14. D.S. 2-01.3.9.T Show the required sidewalk along the proposed street. 15. D.S. 2-01.3.9.U Once the rezoning conditions are available indicate graphically, where possible, compliance with conditions of rezoning. 16. D.S. 2-01.3.9.V For gang mailboxes indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. 17. Provide a plot plan for lot 12 showing how the existing house meets the requirements of an R-1 zoned parcel on the plan.
