The following comments are based on Development Standard 2-01.0: 1. D.S. 2-01.3.3 Provide the development package number DP12-0138 adjacent to the title block 2. D.S. 2-01.3.8.B There is a "1' WIDE ELECTRIC EASEMETN DKT 9, PG 165" shown on sheet 2 It appears that there is a proposed block that is running over this easement. This easement will either need to be abandoned, or a letter from Tucson Electric Power stating that they do not have an objection to the proposed wall, or relocate the wall. 3. D.S. 2-01.3.9.A As this proposed project is located on two (2) parcels and a lot combination will be required. Provide a copy of the approved Pima County Combination Request Form with your next submittal. 4. D.S. 2-01.3.9.H.5 Demonstrate on the plan how the requirements of LUC Section 3.3.6.8.A are met for the area just south of the refuse enclosure and west of the entrance access lane. 5. D.S. 2-01.3.9.O The "SOUTH" setback listed on sheet 1 is not correct. Per LUC Section 3.2.6.5.A Within established areas, the front street perimeter yard is twenty (20) feet or one and one-half (1 1/2) the height of the proposed wall (H), measured from the street property line, whichever is greater. Revise to show the correct street perimeter yard setback. The "*" notation is also incorrect. 6. D.S. 2-01.3.9.O Provide perimeter yard setback dimensions for all required setbacks on the plan. 7. D.S. 2-01.3.9.R Keynote 2 references "PC/COT STD DTL 200", PC.COT STD details are for off site/ROW only. 8. D.S. 2-01.3.9.R Provide width dimensions for all proposed sidewalks on the plan. 9. Second Street Development Package, DP12-0138 (First Review) T14S, R14E, Section 09 RESUBMITTAL REQUIRED: Development Package. The Development Package (DP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Development Package: 1. Please include a response letter to the comments along with the corrected copies of the DP. 2. The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines. D.S. 2-01.3.1. 3. Relevant case numbers (development package document, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet. D.S. 2-01.3.3. 4. General Notes. The following general notes are required. Additional notes specific to each plan are required where applicable. D.S. 2-01.3.7. 7. If the property is subject to annexation requirements, provide the applicable C9-__-__ or C15-__-__ annexation file number, in the lower right corner of each sheet. List the conditions of approval as a note. 8. If the property is part of a subdivision plat that is being reviewed or has been recorded, provide the subdivision name and file number (S[YR]-___), in the lower right corner of each sheet. Indicate whether the project is part of a Residential Cluster Project (RCP), condominium, or another similar type project. If this plan is a separate drawing from the plat, indicate the subdivision plat file number (S[YR]- ___) in the lower right corner of each sheet. B. Drainage Notes. List the following notes as appropriate. 1. List the following notes on all plans/plats. a. "The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall." 3. List the following note on all development package documents a. "Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this (site or development) plan." 5. Existing Site Conditions. The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within fifty (50) feet of the site. On sites bounded by a street with a width of fifty (50) feet or greater, the existing conditions across the street will be provided. D.S. 2-01.3.8. C. The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. E. Indicate the ground elevation on the site based on City of Tucson Datum (indicate City of Tucson field book number and page). I. Floodplain information, including the location of the 100-year flood limits for all flows of one hundred (100) cfs or more with 100-year flood water surface elevations, shall be indicated. 1. Where natural floodprone areas, such as washes, channels, drainageways, etc., exist within the development document boundaries of the drawing, water surface contours for the 100-year flood with water surface elevations indicated must be shown and clearly labeled. 2. The linear distance between water surface contour intervals should not exceed two hundred (200) feet unless prior agreement has been made with the City Floodplain Engineer or designee. 3. A symbol identical to that used to represent the water surface contour intervals on the development package documents should be included in the legend. 6. Information on Proposed Development. The following information on the proposed project shall be shown on the drawing or added as notes. D.S. 2-01.3.9. H. Proposed traffic circulation: 2. Show future and existing sight visibility triangles. The 8' parking lane on Second St. can be utilized when showing the SVT's. R. Show on-site pedestrian circulation as required by the LUC utilizing location and the design criteria in Development Standard 2-08.0. See comment T. S. Show on-site pedestrian refuge areas per Development Standard 3-05. See comment T. T. Show existing or proposed pedestrian circulation along abutting rights-of-way. Such sidewalks must comply with accessibility requirements for the physically disabled and the design criteria in Development Standard 3-01.0. Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. It appears that there may be significant pedestrian traffic where the service vehicle will be backing up. Perhaps the sidewalk would be better located adjacent to the east property line. Drainage Report: 1. The DR has been accepted by engineering. 2. Provide a CD of the report with the next submittal.
