The following comments are based on Development Standard 2-01.0: 1. D.S. 2-01.3.7.A.6 If approved provide the Overlay #T12SA00290 and the Development Standard Modification Request #DS12-11 on the plan along with: date of approval, what was approved, conditions of approval. 2. D.S. 2-01.3.9.A As this proposed project is located on two (2) parcels and cannot stand alone a lot combination will be required. Provide a copy of the approved Pima County Combination Request Form with your next submittal. 3. D.S. 2-01.3.9.H.5.d Show how the requirements for LUC Section 3.3.9.2.A.7 are met for the long-term bicycle parking. 4. D.S. 2-01.3.9.L Provide the recordation information for the access easement across the parcel to the east on the plan. 5. Provide the recordation information for the proposed easement on the plan. D.S. 2-01.3.9.R A sidewalk, pedestrian circulation/accessible route, must be maintained from the existing self storage to Tanque Verde Road. If this sidewalk connection runs outside of the existing access easement a new access easement will be required. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Development Package where the revisions were made: Drainage Report: 1. The bridge shall be designed in accordance with the requirements of Section 9.5.3 of the City of Tucson Drainage Manual which requires a freeboard between the 100-year water surface elevation and the bridge low chord. The minimum freeboard shall equal 0.88(V2/2g) plus one foot. Verify that the required freeboard has been calculated and provided. 2. It appears that the southern basin bleed pipe discharge point is very close to the adjacent parcel and it might adversely impact it. Verify that the discharge concentrated flow will not cause any erosion in the property to the south. General/Grading Notes: 1. According to Section 14.3.2 of the City of Tucson Drainage Manual, the inspection of drainage facilities needs to be conducted "at least once each year". Revise the relevant grading note to specify that inspection will be required also after every major storm. This will ensure that maintenance will be performed at the appropriate times. Site/Grading Plan: 1. Revise the proposed bridge detail in accordance with the possible design revision requested above in the Drainage Report Comments. 2. It appears that the southern basin bleed pipe discharge point is very close to the adjacent parcel and it might adversely impact it. Verify that the concentrated discharge will not cause any erosion in the property to the south. 3. It appears that some detail callouts are not correct (e.g. E/10 and H/10 on Sheet 8/34). Revise as necessary. 4. The Perpetual Easement and Development Agreements are acceptable but they need to be recorded. Submit recorded copies of the agreements. Mitigation Report: 1. Clarify how the information provided on Sheets 30 through 34 satisfies the requirements of D.S. 9-06.2.5.B, especially items b, c, h and i. The mitigation report shall be titled as such and it be in compliance with D.S. 9-06. and the W.A.S.H. Ordinance.
