DEVELOPMENT PLAN COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are based on Development Standard 2-01.0:

1. D.S. 2-01.3.3 Provide the development package number, DP12-0134 adjacent to the title block on all sheets.

2. D.S. 2-01.3.7.A.4 Provide a general note on the plan that identifies the existing and proposed use of the property as classified per the Land Use Code. The proposed use should be listed as "Commercial Storage "34", subject to: Sec. 3.5.10.1 per Zoning Administrator's letter dated June 18, 2012."

3. D.S. 2-01.3.9.H.5.a The provided vehicle parking calculation is not correct. Unless the office and data storage are to under separate certificates of occupancy the parking calculation should be done as Commercial Storage, as per the Zoning Administrators letter. That said the entire building square footage should be divided by 5000 to come up with the required number of vehicle parking spaces. Zoning acknowledges that this site is already over parked.

4. D.S. 2-01.3.9.H.5.d Provide a Short and Long term bicycle parking calculation on the plan. This calculation should show Short-term required - 0, Short-term provided - 0, Long-term required - 2, Long-term Provided - 2.

5. D.S. 2-01.3.9.H.5.d Provide a detail that demonstrates how the requirements of LUC Section 3.3.9.4 are met.

6. D.S. 2-01.3.9.L There is a proposed electrical easement shown along the north property line. This easement either needs to be recorded and the sequence number provided on the plan, or revise the note to show the easement to be done under separate instrument. If the easement is to be done under separate instrument a hold will be put on the building certificate of occupancy until the easement has been recorded.
