COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-01.2.5: Revise the development plan document to include the correct CDRC approval stamp in the lower right quadrant of each sheet. The link to the stamp can be found here: http://cms3.tucsonaz.gov/pdsd/cdrc-rezoning/cdrd-stamp.

2. DS 2-01.3.3 This project has been assigned case number DP12-0128. Place this case number near the lower right corner of all sheets.

3. DS 2-01.3.7.A.4 Clearly indicate compliance with the subject to section 3.5.10.3.C &.F. This section of the code is applicable because of LUC Sec. 3.5.7.7.C.

4. DS 2-01.3.7.A.6.a This project will require a Design Development Option variance in order to reduce the required setback from the west property line. Provide a note indicating the DDO case number, date of approval, what the variance is for and any conditions of approval. Place the case number also near the lower right corner of all sheets.

5. DS 2-01.3.8.A The property lines as indicated do not appear to be correct. Per the county assessors records this property is one continuous lot not 3 lots as indicated. Provide distance and bearing of all property lines.

6. DS 2-01.3.9.F All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

7. DS 2-01.3.9.H.5.c The loading zone notes provided do not appear to relate to this project. Revise.

8. DS 2-01.3.9.O Per LUC Sec. 2.7.2.2 H.2 this project has a development designator of "34". Per LUC Sec. 3.2.3.2.B development designator "34" has a perimeter yard indicator of "DD". Per LUC Sec. 3.2.6.4 the perimeter yard indicator refers to Sec. 3.2.6.5 for the street frontage. Per LUC Sec. 3.2.6.5.A the required setback for the west side street setback is 10'. This project proposes a setback of 2'-2". A DDO variance to reduce the required setback is required. This comment can be used to apply for the DDO variance.

9. DS 2-01.3.9.Q Provide dimensions on the footprint of the proposed structure.
