TRANSMITTAL: August 6, 2012 COMMENTS: This project is review per Development Standards Number 2-01 for a Development Package. Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1) This site is located in the Neighborhood Center District of Civano I (F-3.3.1). The Zone is PAD 12. The use is Food Service, under the Commercial Services Use Group (F-3.3.1.a) and is subject to Section 3.5.4.6.D in the Land Use Code. 2) This project is with PAD 12. Provide a reduced-scale map of the PAD District on the plan. Indicate the location of the site being developed on the map (DS 2-01.3.6). 3) Cleary depict all existing a proposed utilities on the site plan (DS 2-01.3.7.D). 4) Show on-sit pedestrian circulation as required by the LUC (3.2.8.4.B) and design criteria in Development Standard 2-08.0 and the Uniform Building Code (DS 2-01.3.9.R). Within the pedestrian circulation path, an accessible route is required (DS 2-08.3.1). Note that the plot plan for the SFR show steps that do not appear on this DP. 5) The minimum bicycle parking required is two (2) short term (FKA Class 2) Food Service (LUC Section 3.3.8) with a forty percent (40%) increase in Civano Neighborhood I (Civano 1 F- 3.4) for a total of three (3) short-term bicycle parking spaces required (SD2-01.3.9.H.5.d). Revise the parking calculations. Provide the parking calculation sheet in the same size as the site plan (24 by 36 inches). 6) Provide a copy of the floor plan for the restaurant and the residence (2-01.3.7.8.a). Are the patios to be used as outdoor dinning? Note: Additional comments may be necessary relative to information provided on future submittals. |
