The Civano PAD calls out the area size for a minipark to be at least 4,500 square feet in size. 2. Please correct the Final Plat to show the new Minipark lot configuration. |

PAUL | ZONING | REVIEW | Denied | CDRC TRANSMITTAL FROM: Michael St.Paul, Planning Technician PROJECT: DP12-0121 (S12-043 Final Plat) Civano II, Resubdivision Tentative Plat and Development Plan; 1st review TRANSMITTAL: August 8, 2012 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1) Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is July 30, 2013. 2) Provide the new subdivision case number S12-043 in the lower right corner of the plant next to the title block of the Development Plans, and the Tentative and Final Plats, with all the other CDRC references (DS 2-03.2.2.B.1). 3) The minimum lot size for the mini-parks is four thousand, five hundred (4,500) square feet (Civano PAD, Master Development Plan C-3 Definitions, Mini-Parks: p.56). 4) The plans as presented define the mini-parks as an expansion of Common Area "C" Arbor Walks. The area calculations for Common Area "C" appear to include the square footage of the lots (2,070 square feet for each lot) to be absorbed into the common area. The minimum lot size requirement is thereby resolved. 5) The plat must represent the common area as defined. Remove the lot lines from the former parcels. Simply delineate parks as an expansion of Common Area "C" on the tentative and final plat drawings, along with the Development Plan drawings. 6) There are no further comments at this time. |
